A whole home remodel is any project that redesigns more than one room as a single plan, from a primary suite and the bathrooms beside it to the entire floor plan, inside and out.

Kaminskiy designs and builds whole home remodels across San Diego County: one plan, one permit set and one contract for every room,. A kitchen that opens to the dining room, bathrooms that match, a primary suite where two closets used to be, a second story over a one-story bungalow. Our designers, architectural drafters and project managers plan every room together, so the materials match, the permits are pulled once and the home reads as one home instead of a collection of projects. Founded in San Diego by Sergei Kaminskiy, and still founder-led.

Scripps Ranch's eucalyptus-lined streets hold 1980s and 1990s family homes that are now getting their second kitchen, a primary suite, or a room added for the next generation. Permits for whole home remodels in Scripps Ranch are issued by the City of San Diego. Our design and architectural team drafts the construction documents, a licensed structural engineer stamps them where the scope calls for it, and we submit them and manage the whole process for you.

Whole home remodels in Scripps Ranch

A whole home remodel in Scripps Ranch: the 1980s two-story, done once.

Our Scripps Ranch whole home remodel in the gallery is the template: a two-story from the 1980s with the kitchen opened to the family room, the baths rebuilt, the floors, stair and lighting replaced and the systems brought to today. The structure stays; the finishes, the light and the plan change; and most families stay in the house through a schedule phased by floor.

The kitchen wall and the family room first, then the baths, then floors, stair, lighting, doors and paint. A two-story lets us keep one floor livable while the other is rebuilt, which is how most Scripps Ranch families stay in the house. The City of San Diego permits the interior; the HOA sees only exterior changes.

A 1980s panel, a furnace past its life, single-pane windows and insulation that was thin when it was new. A whole home remodel replaces them while the walls are open, adds attic ventilation for the inland heat, and brings the lighting to California's Title 24 code.

On the canyon edges and near the groves the remodel is the time to bring the house to the ignition-resistant rules: ember-resistant vents, protected eaves, tempered windows, a Class A roof. Cheaper while the house is open, and worth it to the insurer in a community that remembers 2003.

Families who bought in the 1990s and are staying through high school and beyond; owners who intend to retire in the house and want it done once; and buyers of an original 1980s home who want it finished before they move in. One contract, the price in writing before demolition.

Finishes are chosen at our Design Center in Rancho Bernardo, about 10 minutes up Interstate 15; every project starts with a visit to your home, not to ours.

The Scripps Ranch whole home remodeling guide

Whole home remodeling in Scripps Ranch, in detail.

How a whole home remodel goes in a Scripps Ranch house.

The kitchen wall, the baths, the floors, the stair, the lighting plan, windows where they are failing, and every system.

The footprint, the roof line and the bones of the two-story plan, which is what keeps the project to months rather than a year.

Phased by floor, with a kitchen or a bath always in service. The family room usually becomes the temporary kitchen.

A City of San Diego building permit; HOA review for the exterior; fire rules where they apply. Six to twelve months from the first visit to completion. An addition in the same project is designed and permitted with it.

Nothing. The in-home design consultation is complimentary anywhere in Scripps Ranch. A designer comes to your home, listens to what you want to change, takes measurements and photos, and tells you honestly whether we are the right fit for the project.

We do. Permits for whole home remodels in Scripps Ranch are issued by the City of San Diego. Our design and architectural team drafts the construction documents, a licensed structural engineer stamps them where the scope calls for it, and we submit them and manage the whole process for you.

Usually, yes. A two-story lets us phase by floor so there is always a working kitchen or bathroom, and we seal and protect the areas in use.

Six to twelve months from the first visit to completion, depending on scope. Design and the City permit come first.

Yes. If your home sits in a brush management or fire hazard zone, the remodel is the time to add ember-resistant vents, protected eaves, tempered windows and a Class A roof, all cheaper while the house is open.

Any project that redesigns more than one room as a single plan. That can be a primary suite and the two bathrooms beside it, the whole first floor, or every room inside and out, including a second story. The scope is yours to set. What makes it a whole home remodel is that the rooms are designed together, so the materials, the layout and the schedule all belong to one plan.

It depends on the size and age of the home, how many walls move, and whether plumbing, electrical or structure change. Finish level matters too. What we promise is a fixed price in writing before anything is demolished: at the design and bid presentation you see every line of the scope, the contract and the schedule together. Our kitchen and bathroom cost calculators on this page give honest ranges for the two rooms that usually set the budget.

Sometimes, and we plan for it either way. Smaller scopes can be built in a sequence that keeps a kitchen or a bathroom working. Larger ones are usually easier, faster and cleaner with the home empty. We talk through temporary arrangements with you before the start date goes on the calendar, never after.

Yes. The plan is drawn once, as one home, and can be built in phases as budget and life allow. Because the design, the materials and the permit set already exist, each phase matches the last. We wrote a guide to phasing a whole home remodel in San Diego, linked below the questions.

No. Our designers and architectural drafters create the plans, a licensed structural engineer stamps them where the scope calls for it, and the same company builds from those drawings. There is no handoff between a design firm and a contractor, and nothing falls into the gap between them.
