Whole home remodels, kitchens, bathrooms, additions and ADUs in Lemon Grove.
Lemon Grove's mid-century homes on generous lots are well suited to additions and ADUs, and to kitchens and baths brought up to how a family lives now.
Kaminskiy Design and Remodeling was founded in San Diego by Sergei Kaminskiy in 2005 and is still founder-led. In Lemon Grove our designers, architectural drafters and project managers take your home from the first sketch to the final walkthrough, on one contract, and we handle the plans and permits with the City of Lemon Grove. No handoffs, no finger-pointing, no surprises.

Lemon Grove is a small city of small post-war homes. Here is what shapes a remodel.
Lemon Grove is four square miles between La Mesa and the city line, built mostly between the 1920s and the 1960s: bungalows and small Spanish houses near the trolley and the giant lemon, and post-war ranches on the slopes toward Mount Helix. The City issues its own permits, the lots are modest but often deep, and the housing is affordable enough that an ADU or a second bath changes what a house is worth. We have not yet published a Lemon Grove project; our nearest work is in El Cajon, ten minutes north, and it is shown below, labelled as such.
Lemon Grove, San Diego County. Our Design Center in Rancho Bernardo is about 35 minutes away off peak; the first meeting is at your home.
Lemon Grove is its own city, so permits come from the City of Lemon Grove Development Services Department at City Hall, not from the County or the City of San Diego. The counter is small and the review for a single home is usually a building permit with no hearing. Addresses on the Mount Helix side that use Lemon Grove mail may be unincorporated County; we check the parcel first.
The drawings, the submittal and the back-and-forth with plan check are ours to handle, not yours.

Lemon Grove's houses are small: two or three bedrooms, one bath, a closed kitchen, often under 1,200 square feet. The remodel that changes them most is the one that opens the kitchen to the living room, adds a second bath and a real closet, and replaces the systems, all within the walls. A deep lot often leaves room for an ADU behind.
A 1940s or 1950s Lemon Grove house often arrives with a 60-amp panel, galvanized water lines, a raised floor over a crawl space and a sewer lateral older than its owners. The raised floor makes new plumbing a planned step; the wiring is replaced while the walls are open; the lateral is checked with a camera first. We price it all from the first meeting.
The state's ADU statutes entitle a single-family lot to an ADU plus a junior ADU, the City issues the permit, and Lemon Grove's deep lots and detached garages make the backyard unit or the garage conversion a natural fit. Few streets have HOAs, so the City permit is usually the only approval, and a unit near the trolley rents readily.
Most Lemon Grove houses are past 45 years, and the City reviews older homes for historical significance when a permit changes the exterior; small post-war homes almost always clear, and interior-only work is exempt. The bungalows near the Village are the ones looked at more closely. We fold the review into the permit.
Lemon Grove's old motto claims the best climate on earth, and summers are warm enough that a west-facing room needs shade. Insulation and attic ventilation during a remodel, windows chosen for heat gain and a covered patio pay back every August. California's Title 24 energy code governs the new lighting and windows.
To orient yourself: Broadway and Lemon Grove Avenue cross at the giant lemon and the trolley station, Main Street runs past City Hall, State Route 94 along the south edge, and the slopes rise toward Mount Helix to the northeast. Our nearest gallery projects are in El Cajon, ten minutes north. Finishes are chosen at our Design Center in Rancho Bernardo, about 35 minutes away; your designer comes to you for the first meeting.

The Lemon Grove remodeling guide
What we remodel in Lemon Grove, room by room.
What Lemon Grove homeowners ask us for, room by room. Our El Cajon projects, ten minutes north, are in the gallery below.
A small post-war house opened up, rewired, replumbed and given the second bath it never had, within its walls. Most Lemon Grove whole home remodels stay inside the footprint and change everything in it.
Whole home remodelingThe small closed kitchen opened to the living room, cabinets to the ceiling for storage the house cannot give, the 60-amp panel replaced, and the hood vented outside.
Kitchen remodelingWhat a kitchen costs in San Diego in 2026
The one-bath house gets a second from a closet or a corner of a bedroom, and the raised floor makes the new drain a planned step. Our El Cajon cozy bath in the gallery is the same scale of project.
Bathroom remodelingDeep lots take a rear addition; a bedroom and bath added at the back changes a 1,100-square-foot house completely. The City permits it; few streets have an HOA.
Room additionsThe backyard unit or the detached garage, near the trolley, is the Lemon Grove ADU. Our El Cajon garage-to-apartment conversion in the gallery is the same project, one city over.
ADUs and conversionsA covered patio for the warmth, a yard that works, and lighting for the evening.
Outdoor livingLemon Grove's single-story homes are easy to age in, and many owners have been there for decades. The quiet version of accessibility: no steps at the door, no curb at the shower, no door too narrow.

Usually, yes, from a closet or a corner of a bedroom. The raised floor of most Lemon Grove homes makes the new drain line a planned step rather than a slab cut, and the City permits it as a building permit.
Nothing. The in-home design consultation is complimentary anywhere in Lemon Grove. A designer comes to your home, listens to what you want to change, takes measurements and photos, and tells you honestly whether we are the right fit for the project.
We do. Permits for Lemon Grove homes are issued by the City of Lemon Grove. Our design and architectural team drafts the construction documents, a licensed structural engineer stamps them where the scope calls for it, and we submit them and manage the whole process for you.

A kitchen remodel usually takes about 4 to 8 months from the first consultation to completion. A bathroom typically takes 3 to 5 months. The design and permit phases come first, and construction is the shorter part. Permit review times vary with the City of Lemon Grove, and we plan around them.
