Oceanside's homes run from the historic bungalows near the pier to the newer neighborhoods inland, and many are ready for a kitchen, bath or universal-design remodel.

Kaminskiy Design and Remodeling was founded in San Diego by Sergei Kaminskiy in 2005 and is still founder-led. In Oceanside our designers, architectural drafters and project managers take your home from the first sketch to the final walkthrough, on one contract, and we handle the plans and permits with the City of Oceanside, coastal zone included. No handoffs, no finger-pointing, no surprises.

What to know first

Oceanside is the biggest coastal city in the county, and the most varied. Here is what shapes a remodel.

Oceanside runs from the 1920s to 1950s cottages of downtown and South O, through the 1960s and 1970s hills of Fire Mountain and Loma Alta, to the 1980s and 1990s master plans of Rancho del Oro and the 55-plus community of Ocean Hills. The City issues its own permits and runs its own coastal program west of the freeway, Camp Pendleton sets a rhythm of moves, and the inland tracts come with homeowner associations. Our one Oceanside project in the gallery is an accessible bathroom, and our Carlsbad and Encinitas work is minutes south.

Oceanside, San Diego County. Our Design Center in Rancho Bernardo is about 35 minutes away off peak; the first meeting is at your home.

Oceanside is its own city, so permits come from the City of Oceanside Development Services Department at the Civic Center. Most remodels are a building permit; additions west of Interstate 5 draw the coastal review, and the master plans add their associations. Bonsall and the valley addresses that use Oceanside mail are unincorporated County, and we check the parcel first.

We prepare the drawings, submit them and answer the City's comments.

Downtown, South O and the bluff streets sit in the coastal zone under the City's own program, so additions, second stories and beachfront work need a Coastal Development Permit alongside the building permit; interior remodels are exempt. On the bluff above the Strand the setback and a geotechnical report come first, and the California Coastal Commission's shoreline rules apply.

The cottages and small post-war homes between the tracks and the beach are Oceanside's oldest housing, many past the City's historic review age when a permit changes the exterior. A remodel there opens a closed plan, repairs ocean-side framing and specifies for salt air. Lots are small; growth is a second story or the alley garage.

Fire Mountain and Loma Alta are 1960s and 1970s hillside homes on larger lots with views and few associations; Rancho del Oro, Ocean Hills and the newer tracts along the 76 are master plans with homeowner associations that review exterior changes, and Ocean Hills is a 55-plus community with its own rules. Interior work needs nothing from them; exterior work goes to the committee before the City permit.

East of El Camino Real the hills reach into Cal Fire's higher fire hazard severity zones, and the 2014 fires burned along the city's eastern edge. Additions and ADUs there are built to the ignition-resistant rules with defensible space; kitchens and baths inside the walls are not affected.

Our Oceanside ADA bathroom remodel in the gallery is the project Oceanside asks for more than most places: a bathroom a wheelchair can use, a curbless shower, grab bars built into the wall, and a layout that still looks like a bathroom. With Camp Pendleton's veterans and Ocean Hills' residents, accessible remodeling is everyday work here, and we design it so nothing reads as medical.

To orient yourself: the pier and the harbor anchor the west end, Mission Avenue and the Coaster station sit downtown, Mission San Luis Rey stands in the valley to the east, Camp Pendleton fills the north, and Rancho del Oro and Ocean Hills climb the hills along State Route 76. Finishes are chosen at our Design Center in Rancho Bernardo, about 35 minutes away; the first meeting is at your home.

The Oceanside remodeling guide

What we remodel in Oceanside, room by room.

What Oceanside homeowners ask us for, room by room. Our Oceanside project and nearby work are in the gallery below.

A South O cottage opened up and protected against salt air within its walls, or a Fire Mountain ranch of the 1960s rewired and turned toward its view. West of the freeway the coastal permit joins when the exterior changes.

Whole home remodeling

Small cottage kitchens opened to the living room with hardware for salt air; tract kitchens behind a wall opened to the family room with an island; in Ocean Hills, kitchens designed to be used for decades.

Kitchen remodeling
What a kitchen costs in San Diego in 2026

Our Oceanside ADA bathroom remodel in the gallery is the local template: accessible, curbless, and still a beautiful room. The one-bath cottages often get a second.

Bathroom remodeling

Second stories on the small coastal lots, with the coastal permit; ground-floor additions on the Fire Mountain and inland lots, with the HOA and the fire rules where they apply.

Room additions

The alley garage in South O, a detached unit on a Fire Mountain lot, a conversion in the tracts. The City permits them; the coastal zone reviews them west of the freeway; the HOAs shape them inland.

ADUs and conversions

Covered patios and outdoor kitchens built for salt air near the coast and for sun inland, with the bluff setback on the Strand and the fire rules in the hills.

Outdoor living

Oceanside asks for this more than most places. A no-step entry, a curbless shower, wider doors and better light, designed in so nothing reads as a concession.

Yes. Our Oceanside ADA bathroom remodel is in the gallery: a curbless shower, built-in grab bar blocking, a wheelchair-friendly layout, and a room that still looks like a bathroom. It is everyday work for us here.

Not work inside the walls. Exterior changes, including windows, patio covers, additions and ADUs, go to the association before the City permit, and Ocean Hills has its own 55-plus rules. We submit to both.

Nothing. The in-home design consultation is complimentary anywhere in Oceanside. A designer comes to your home, listens to what you want to change, takes measurements and photos, and tells you honestly whether we are the right fit for the project.

We do. Permits for Oceanside homes are issued by the City of Oceanside. Our design and architectural team drafts the construction documents, a licensed structural engineer stamps them where the scope calls for it, and we submit them and manage the whole process for you. Parts of Oceanside sit in the coastal zone, which adds a coastal development review to some projects; we plan for it from the first meeting.

Yes. One project in Oceanside is in our online gallery, along with projects in Carlsbad and hundreds more across San Diego County. Your designer can show you work near you at the first meeting.

All of Oceanside, zip codes 92054, 92056, 92057 and 92058, and the neighborhoods around it: Carlsbad, Vista, San Marcos and Fallbrook. If your street is not on our list, call us anyway. We serve every city in San Diego County.

A kitchen remodel usually takes about 4 to 8 months from the first consultation to completion. A bathroom typically takes 3 to 5 months. The design and permit phases come first, and construction is the shorter part. Permit review times vary with the City of Oceanside, and we plan around them.

At the Kaminskiy Design Center, 12396 World Trade Dr, Suite 108, San Diego, CA 92128, with your designer. Most clients visit once or twice during the design phase. The first meeting, though, happens at your Oceanside home.
