Whole home remodels, kitchens, bathrooms, additions and ADUs in Mira Mesa.
Mira Mesa's 1970s tract homes are honest, well-built houses with closed-off kitchens, and opening them up is one of the remodels we do most often.
Kaminskiy Design and Remodeling was founded in San Diego by Sergei Kaminskiy in 2005 and is still founder-led. In Mira Mesa our designers, architectural drafters and project managers take your home from the first sketch to the final walkthrough, on one contract, and we handle the plans and permits with the City of San Diego. No handoffs, no finger-pointing, no surprises.

Mira Mesa is the 1970s tract, grown up. Here is what shapes a remodel.
Mira Mesa was built fast in the 1970s and 1980s as one of San Diego's largest planned communities, and its single and two-story tract homes on compact lots now hold second and third generations of the same families. The City of San Diego issues the permits, there are no coastal rules this far inland, and the canyons of Los Peñasquitos bring brush management to the lots along the rim. Three of our gallery projects are here, including an entire home remodel and a kitchen with two-tone cabinetry.
Mira Mesa, San Diego County. Our Design Center in Rancho Bernardo is about 12 minutes away off peak; the first meeting is at your home.
Mira Mesa is a community of the City of San Diego, so permits come from the City's Development Services Department. Nearly every Mira Mesa remodel is a building permit with no hearing; the Mira Mesa Community Planning Group sees the rare discretionary project. No coastal rules apply.
You will not stand at the permit counter; our team files the set and sees it through to issuance.
Mira Mesa's builders repeated a handful of plans, which means we have usually remodeled yours before: the closed kitchen off the entry, the family room behind it, three or four bedrooms, a primary bath the size of a closet. The remodel opens the kitchen to the family room, carves a real suite from two small rooms and replaces the systems. Our Mira Mesa entire home remodel in the gallery is one of these plans, done end to end.
A 1970s Mira Mesa house often has a 100-amp panel and, in some years, aluminum branch wiring. A kitchen remodel is the time to upgrade the panel and address the wiring where we find it, and California's Title 24 energy code governs the new lighting. We plan it from the first meeting.
Homes along Los Peñasquitos Canyon and the smaller canyons sit in the City's brush management zones, which shape what can be built and planted near the slope. Additions and outdoor living on those lots are designed to the zones, and the view is the reward.
Mira Mesa's multigenerational households make it one of the City's busiest ADU communities. State law allows an ADU and a junior ADU on a single-family lot; on these compact lots the garage conversion and the compact detached unit are the forms that fit. Few Mira Mesa streets have HOAs, so the City permit is usually the only approval.
The oldest Mira Mesa tracts have now passed the City's 45-year threshold, so a permit that changes their exterior gets a historical review first. Tract homes clear it, usually within ten business days, and interior-only work is exempt. We fold it into the permit.

To orient yourself: Mira Mesa Boulevard runs the length of the community from Interstate 15 to Sorrento Valley, Los Peñasquitos Canyon Preserve lies to the north, Marine Corps Air Station Miramar to the south, and Camino Ruiz and Black Mountain Road cross in the middle. Finishes are chosen at our Design Center in Rancho Bernardo, about 12 minutes up Interstate 15; your designer comes to you for the first meeting.

What Mira Mesa homeowners ask us for, room by room. Three Mira Mesa projects are in our gallery below.
Our Mira Mesa entire home remodel in the gallery is the template: a 1970s tract plan opened, rewired, refinished and given the suite it never had, with the family living in it through a phased schedule.
Whole home remodelingOur Mira Mesa kitchen with two-tone cabinetry in the gallery shows the move: the wall to the family room down, an island in, cabinets to the ceiling, the panel upgraded.
Kitchen remodelingWhat a kitchen costs in San Diego in 2026
Our Mira Mesa hall bathroom remodel in the gallery is the shared bath done right. The closet-sized primary bath becomes a suite by borrowing from the bedroom or the hall.
Bathroom remodelingCompact lots mean a room over the garage or a modest extension within the City's floor area limit. The structural engineer's answer on the existing framing sets the budget.
Room additionsThe garage conversion and the compact detached unit are the Mira Mesa ADUs. The City permits them; few streets have an HOA.
ADUs and conversionsA covered patio for the inland heat, an outdoor kitchen on the side yard, and on canyon lots the brush management zone deciding where the hardscape ends.
Outdoor livingMany Mira Mesa owners bought in the 1970s and are staying. Level thresholds, a roll-in shower and 36-inch doors, drawn into the plan rather than added afterward.

Read all FAQsVery likely. Mira Mesa's builders repeated a handful of floor plans, and three of them are in our gallery: a kitchen, a hall bath and an entire home remodel. We bring the drawings of the plan to the first meeting.
Rarely. Most Mira Mesa streets have no association, so the City of San Diego permit is the only approval. Where there is an HOA, exterior changes go to it as well.
A kitchen or bath inside the walls runs three to six months from the first visit; an entire home remodel six to twelve. Design and the City permit come first.
Nothing. The in-home design consultation is complimentary anywhere in Mira Mesa. A designer comes to your home, listens to what you want to change, takes measurements and photos, and tells you honestly whether we are the right fit for the project.
We do. Permits for Mira Mesa homes are issued by the City of San Diego. Our design and architectural team drafts the construction documents, a licensed structural engineer stamps them where the scope calls for it, and we submit them and manage the whole process for you.
All of Mira Mesa, zip code 92126, and the neighborhoods around it: Scripps Ranch, Sorrento Valley, University City, Kearny Mesa and Rancho Penasquitos. If your street is not on our list, call us anyway. We serve every city in San Diego County.
A kitchen remodel usually takes about 4 to 8 months from the first consultation to completion. A bathroom typically takes 3 to 5 months. The design and permit phases come first, and construction is the shorter part. Permit review times vary with the City of San Diego, and we plan around them.
