From the Village and the coast to La Costa, Aviara and Bressi Ranch, Carlsbad's homes span a century of styles, and we have remodeled kitchens and baths across all of them.

Kaminskiy Design and Remodeling was founded in San Diego by Sergei Kaminskiy in 2005 and is still founder-led. In Carlsbad our designers, architectural drafters and project managers take your home from the first sketch to the final walkthrough, on one contract, and we handle the plans and permits with the City of Carlsbad, coastal zone included. No handoffs, no finger-pointing, no surprises.

What to know first

Carlsbad is a village, a coast and four master plans. Here is what shapes a remodel.

Carlsbad runs from the 1920s cottages of the Village and Olde Carlsbad on the coast to La Costa's 1970s and 1980s hillsides, Aviara's 1990s homes and the 2000s master plans of Bressi Ranch and Calavera Hills. The City issues its own permits and runs its own coastal program west of the freeway, the master plans come with homeowner associations, and the lagoons set rules of their own. Five of our gallery projects are here, from a contemporary whole home to a transitional white kitchen. We serve homeowners across all four Carlsbad zip codes.

Carlsbad is its own city, so permits come from the City of Carlsbad's Community Development Department at the Faraday Center, not from the County or the City of San Diego. Most remodels are a building permit with no hearing; additions in the coastal zone and anything near the lagoons draw a longer review.

The drawings, the submittal and the back-and-forth with plan check are ours to handle, not yours.

West of Interstate 5 and around the three lagoons, Carlsbad is in the coastal zone, and the City issues most Coastal Development Permits under its own program. Around Agua Hedionda Lagoon the California Coastal Commission still holds the permit itself, which adds time. Interior remodels are exempt everywhere; additions and second stories in the zone are not.

La Costa, Aviara, Bressi Ranch, Calavera Hills, Rancho Carrillo and the rest were built under master plans with homeowner associations that review exterior changes: windows, patio covers, additions, ADUs. Interior work needs nothing from them. We read the CC&Rs at the start and submit to the architectural committee alongside the City.

The cottages between the tracks and the beach date from the 1920s to the 1950s, many on small lots with alleys. A remodel there is about opening a closed plan, repairing ocean-side framing and choosing materials for salt air, under the coastal zone's rules. Homes 45 years and older get a historical review when a permit changes the exterior; most clear, and we fold it into the permit.

The 1970s and 1980s homes of La Costa sit on hillsides with views and HOAs, and the hills east of El Camino Real reach into Cal Fire's higher fire hazard severity zones. Additions there are built to the ignition-resistant rules; kitchens and baths inside the walls are not affected. Our Carlsbad contemporary whole home remodel in the gallery is this kind of house, brought to today.

Every single-family lot in California may now carry an ADU and a junior ADU by right, the City of Carlsbad issues the permit, and the HOAs can shape the design but not forbid it. A converted garage in the Village, a unit over the garage in La Costa, or a detached casita on the larger Aviara lots; in the coastal zone the City reviews the unit against the coastal rules as well.

To orient yourself: Carlsbad Village Drive meets the Coast Highway at the Village and the Coaster station, Agua Hedionda and Batiquitos lagoons bracket the city, the Flower Fields bloom above Interstate 5 each spring, and La Costa and Aviara climb the hills to the southeast. Finishes are chosen at our Design Center in Rancho Bernardo, about 30 minutes away; the first meeting is at your home.

The Carlsbad remodeling guide

What we remodel in Carlsbad, room by room.

What Carlsbad homeowners ask us for, room by room. Five Carlsbad projects are in our gallery below.

Our Carlsbad contemporary whole home remodel in the gallery is a La Costa house of the 1980s opened up, rewired and refinished to one standard. The Village cottages get the same treatment at a smaller scale, with the coastal permit joining when the exterior changes.

Whole home remodeling

Two of our Carlsbad kitchens are in the gallery, a transitional white kitchen among them. Island in place of the peninsula, cabinets to the ceiling, and finishes chosen for salt air west of the freeway or for a family inland.

Kitchen remodeling
What a kitchen costs in San Diego in 2026

Two Carlsbad baths in the gallery, including a bright primary bath. Tub to walk-in shower, storage where the counter was, and a fan that clears the marine layer's damp.

Bathroom remodeling

In La Costa and Aviara the HOA and the hillside decide; in the Village the coastal permit and the small lot do. Second stories are common in both, and the structural engineer's answer on the existing framing sets the budget.

Room additions

Garage conversions in the Village, units over the garage in La Costa, casitas on the larger lots. The City permits it; the HOA shapes it; the coastal zone reviews it west of the freeway.

ADUs and conversions

Covered patios and outdoor kitchens built for salt air near the coast and for sun inland, with the lagoon buffers and the HOA's rules in the plan where they apply.

Outdoor living

Carlsbad's single-story homes in La Costa and Rancho Carrillo are the easiest to age in. The quiet version of accessibility: no steps at the door, no curb at the shower, no door too narrow.

The City of Carlsbad's Community Development Department at the Faraday Center. Carlsbad is its own city and issues most Coastal Development Permits under its own program, except around Agua Hedionda Lagoon, where the Coastal Commission still holds the permit.

Not work inside the walls. Exterior changes, including windows, patio covers, additions and ADUs, go to the association's architectural committee before the City permit, and we submit to both.

A kitchen or bath inside the walls runs three to six months from the first visit. An addition in the coastal zone adds the Coastal Development Permit and runs longer; around Agua Hedionda, longer still.

Nothing. The in-home design consultation is complimentary anywhere in Carlsbad. A designer comes to your home, listens to what you want to change, takes measurements and photos, and tells you honestly whether we are the right fit for the project.

We do. Permits for Carlsbad homes are issued by the City of Carlsbad. Our design and architectural team drafts the construction documents, a licensed structural engineer stamps them where the scope calls for it, and we submit them and manage the whole process for you. Parts of Carlsbad sit in the coastal zone, which adds a coastal development review to some projects; we plan for it from the first meeting.

Yes. 5 Carlsbad projects are in our online gallery, with the photos, and hundreds more across San Diego County. Your designer can also show you work in your neighborhood at the first meeting.

All of Carlsbad, zip codes 92008, 92009, 92010 and 92011, and the neighborhoods around it: Encinitas, Oceanside, San Marcos and Vista. If your street is not on our list, call us anyway. We serve every city in San Diego County.

A kitchen remodel usually takes about 4 to 8 months from the first consultation to completion. A bathroom typically takes 3 to 5 months. The design and permit phases come first, and construction is the shorter part. Permit review times vary with the City of Carlsbad, and we plan around them.
