Whole home remodels, kitchens, bathrooms, additions and ADUs in Vista.
Vista's hillside homes and ranch houses on larger lots give designers room to work, whether the project is one kitchen or a whole floor plan.
Kaminskiy Design and Remodeling was founded in San Diego by Sergei Kaminskiy in 2005 and is still founder-led. In Vista our designers, architectural drafters and project managers take your home from the first sketch to the final walkthrough, on one contract, and we handle the plans and permits with the City of Vista. No handoffs, no finger-pointing, no surprises.

Vista is ranch homes on big lots and a downtown finding its feet again. Here is what shapes a remodel.
Vista's housing is 1950s to 1970s ranch homes on lots that are often a quarter acre or more, 1980s and 1990s tracts in Shadowridge with homeowner associations, and a historic downtown along Main Street that has been rebuilt around its breweries and the Moonlight Amphitheatre. The City issues its own permits, the inland climate runs warm, and the big lots give room for additions and ADUs. Our one Vista project in the gallery is a kitchen and family room remodel, and our San Marcos and Carlsbad work is minutes away.
Vista, San Diego County. Our Design Center in Rancho Bernardo is about 25 minutes away off peak; the first meeting is at your home.
Vista is its own city, so permits come from the City of Vista Community Development Department at the Civic Center, not from the County or the City of San Diego. Most remodels are a building permit with no hearing. The unincorporated pockets north and west of the city use Vista mail but go to the County's counter; we check the parcel first.
We draft the construction documents, submit them under our licence and clear the corrections.

Much of older Vista is zoned for larger lots, which is why ground-floor additions, detached ADUs and real outdoor living fit here when they would not in a planned community. The lot's zoning sets the setbacks and coverage; in the rural pockets some homes are on septic, and an addition that adds bedrooms has to fit the system's capacity.
Vista's ranch is a single story with a closed kitchen, a family room behind a wall, small baths and the original systems. Our Vista kitchen and family room remodel in the gallery is the local project: the wall comes down, the beam goes in, the kitchen joins the family room, and the panel is upgraded for the appliances.
Shadowridge and the newer tracts along the city's south edge were built in the 1980s and 1990s with homeowner associations that review exterior changes. Interior remodels need nothing from them; a new window, a patio cover, an addition or an ADU goes to the architectural committee before the City permit. We read the CC&Rs first and submit to both.
Vista's northern and eastern hills reach into Cal Fire's higher fire hazard severity zones, and the 2014 Cocos fire burned at the city's edge. Additions and ADUs there are built to the ignition-resistant rules with defensible space; kitchens and baths inside the walls are not affected.
State law allows an ADU and a junior ADU on a single-family lot, the City of Vista issues the permit, and the quarter-acre lots take a detached casita with its own yard. In the tracts, a garage conversion. Septic capacity in the rural pockets and the fire zone in the hills are the two local checks.
To orient yourself: Main Street and the Vista Village downtown sit at the center, the Moonlight Amphitheatre in Brengle Terrace Park to the north, Shadowridge along the south edge toward Carlsbad, and State Route 78 runs across the south. Finishes are chosen at our Design Center in Rancho Bernardo, about 25 minutes away; your designer comes to you for the first meeting.

What Vista homeowners ask us for, room by room. Our Vista project and nearby work are in the gallery below.
The 1960s ranch done once: plan opened, ceilings raised where the attic allows, every system replaced, insulation and ventilation for the inland heat, and the house turned toward its big yard.
Whole home remodelingOur Vista kitchen and family room remodel in the gallery is the template: the wall down, the island in, the two rooms made one.
Kitchen remodelingWhat a kitchen costs in San Diego in 2026
The small ranch primary bath becomes a suite by borrowing the closet or the hall; the hall bath gets a layout two children can share.
Bathroom remodelingGround-floor additions on the quarter-acre lots, with septic capacity checked in the rural pockets and the fire rules in the hills; a room over the garage in Shadowridge within the HOA's rules.
Room additionsA detached casita on the older lots, a conversion in the tracts. The City permits them; the HOAs shape them where they exist.
ADUs and conversionsShade on the west side for the inland heat, an outdoor kitchen, a pool with a real deck, and planting that meets the fire rules in the hills.
Outdoor livingVista's single-story ranches are the easiest homes to age in. Grab-bar blocking in the walls, a curbless shower and a step-free path from the garage, invisible until needed.

Almost always. It is usually a bearing wall, so our structural engineer sizes a beam, and the City of Vista permits the work. Our Vista kitchen and family room remodel in the gallery is exactly that project.
A kitchen or bath inside the walls runs three to six months from the first visit; an addition six to ten, with the HOA review in Shadowridge where it applies.
Nothing. The in-home design consultation is complimentary anywhere in Vista. A designer comes to your home, listens to what you want to change, takes measurements and photos, and tells you honestly whether we are the right fit for the project.
We do. Permits for Vista homes are issued by the City of Vista. Our design and architectural team drafts the construction documents, a licensed structural engineer stamps them where the scope calls for it, and we submit them and manage the whole process for you.
Yes. One project in Vista is in our online gallery, along with projects in Carlsbad and Oceanside and hundreds more across San Diego County. Your designer can show you work near you at the first meeting.
All of Vista, zip codes 92081, 92083 and 92084, and the neighborhoods around it: Oceanside, Carlsbad, San Marcos, Escondido and Fallbrook. If your street is not on our list, call us anyway. We serve every city in San Diego County.
A kitchen remodel usually takes about 4 to 8 months from the first consultation to completion. A bathroom typically takes 3 to 5 months. The design and permit phases come first, and construction is the shorter part. Permit review times vary with the City of Vista, and we plan around them.
