Rancho Bernardo is home ground: the Kaminskiy Design Center sits in 92128, and the 1970s and 1980s homes of Bernardo Heights, Westwood and Seven Oaks are some of the ones we remodel most.

Kaminskiy Design and Remodeling was founded in San Diego by Sergei Kaminskiy in 2005 and is still founder-led. In Rancho Bernardo our designers, architectural drafters and project managers take your home from the first sketch to the final walkthrough, on one contract, and we handle the plans and permits with the City of San Diego. No handoffs, no finger-pointing, no surprises.

What to know first

Rancho Bernardo is home ground. Here is what shapes a remodel on our own streets.

Rancho Bernardo was planned in the 1960s as one of San Diego's first master-planned communities, and the Kaminskiy Design Center sits in the middle of it, on World Trade Drive in 92128. The homes are 1960s and 1970s single stories in Seven Oaks, Oaks North and Westwood, 1980s two-stories in Bernardo Heights and the Trails, and newer houses on the lots rebuilt after the 2007 fire. Nine of our gallery projects are here. The City of San Diego issues the permits, the homeowner associations review the outside, and the drive to pick finishes is five minutes.

Rancho Bernardo, San Diego County. Our Design Center in Rancho Bernardo is about 5 minutes away off peak; the first meeting is at your home.

Rancho Bernardo is a community of the City of San Diego, so permits come from the City's Development Services Department. Most Rancho Bernardo work is a building permit with no hearing; the Rancho Bernardo Community Planning Board sees the rare discretionary project. No coastal rules apply this far inland.

We prepare the drawings, submit them and answer the City's comments, a few minutes from the house.

Nearly all of Rancho Bernardo sits inside a homeowner association with architectural review for exterior changes, and Seven Oaks and Oaks North are age-restricted communities with their own rules. Interior remodels need nothing from the association; a new window, a patio cover, an addition or an ADU goes to the architectural committee before the City issues the permit. We read the CC&Rs first and submit to both.

The Witch Creek fire of October 2007 destroyed hundreds of Rancho Bernardo homes, most of them in Westwood and along the Trails. The rebuilt houses are new; the ones that survived sit in the same brush management zones under the City's rules and, on the canyon edges, in Cal Fire's higher fire hazard severity zones. Additions and ADUs there are built to the ignition-resistant rules, and we design to them from the start.

The original 1960s and early 1970s Rancho Bernardo homes are now past the City's 45-year threshold, so a permit that changes their exterior gets a historical review first. Tract homes almost always clear it, usually within ten business days, and interior-only work is exempt. We fold the review into the permit rather than let it surprise the schedule.

California law gives every single-family lot the right to an accessory dwelling unit and a junior unit, and bars associations from prohibiting them. On Rancho Bernardo lots the realistic forms are a garage conversion, like our Rancho Bernardo garage-to-ADU conversion in the gallery, or a compact detached unit where the yard allows. We submit to the City and the HOA together.

The Rancho Bernardo house we remodel most is a 1970s single story: low ceilings, a closed kitchen, small baths, a formal living room nobody uses and a yard the plan ignores. The remodel opens the kitchen to the family room, often raises the ceiling into the attic, rebuilds the baths and replaces the systems. It is also the easiest house in the county to age in, which is why so many of our Rancho Bernardo clients are planning to stay.

To orient yourself: Interstate 15 and Bernardo Center Drive run through the middle, the Rancho Bernardo Inn and the golf courses sit to the east, Bernardo Winery has been on its hill since 1889, and Lake Hodges lies to the north. Our Design Center at 12396 World Trade Drive, Suite 108 is where you choose cabinets, tile and fixtures; the first meeting is still at your home.

The Rancho Bernardo remodeling guide

What we remodel in Rancho Bernardo, room by room.

What Rancho Bernardo homeowners ask us for, room by room. Every service below has its own Rancho Bernardo page with the local projects and questions.

The 1970s single story opened up: kitchen to family room, ceilings raised where the attic allows, baths rebuilt, systems replaced and the house turned toward its yard. Our Rancho Bernardo bright whole home remodel in the gallery is the template, and most families stay in the house through a phased schedule.

Whole home remodeling in Rancho Bernardo

Behind a wall in nearly every original Rancho Bernardo plan, next to the family room it should join. The Rancho Bernardo kitchen page covers the wall, the beam, the ceiling and the kitchen we built as part of a Rancho Bernardo addition.

Three Rancho Bernardo baths are in our gallery, including a primary bath and laundry conversion. The 1970s primary bath is small; the suite comes from the adjacent closet or the old laundry, and a curbless shower is the request we hear most from owners who intend to stay.

Bathroom remodeling in Rancho Bernardo

Our Rancho Bernardo addition with a kitchen remodel in the gallery shows the common form: a ground-floor extension off the family room, matched to the house, approved by the HOA and permitted by the City. In the fire zones it is built to the ignition-resistant rules.

Room additions in Rancho Bernardo

Two Rancho Bernardo ADUs are in our gallery, one a garage conversion. State law gives you the right; the HOA shapes the look; the City permits it.

ADUs and conversions in Rancho Bernardo

Our Rancho Bernardo tiki house and man cave in the gallery show what a yard here can become. Covered patios for the inland heat, outdoor kitchens, and planting that meets the brush management rules on canyon lots.

Outdoor living in Rancho Bernardo

Rancho Bernardo has more single-story homes and more owners planning to stay than almost anywhere in the county. A no-step entry, a curbless shower, wider doors and better light are the remodel that lets them.

Not work inside the walls. Exterior changes, including windows, patio covers, additions and ADUs, go to the association's architectural committee before the City permit, and Seven Oaks and Oaks North have their own rules. We submit to both the City and the HOA.

If the permit changes the exterior, yes: the City reviews structures 45 years or older for historical significance first. Tract homes almost always clear within ten business days, and interior-only work is exempt. We handle it as part of the permit.

Nothing. The in-home design consultation is complimentary anywhere in Rancho Bernardo. A designer comes to your home, listens to what you want to change, takes measurements and photos, and tells you honestly whether we are the right fit for the project.

We do. Permits for Rancho Bernardo homes are issued by the City of San Diego. Our design and architectural team drafts the construction documents, a licensed structural engineer stamps them where the scope calls for it, and we submit them and manage the whole process for you.

Yes. 9 Rancho Bernardo projects are in our online gallery, with the photos, and hundreds more across San Diego County. Your designer can also show you work in your neighborhood at the first meeting.

A kitchen remodel usually takes about 4 to 8 months from the first consultation to completion. A bathroom typically takes 3 to 5 months. The design and permit phases come first, and construction is the shorter part. Permit review times vary with the City of San Diego, and we plan around them.
