Kaminskiy Design and Remodeling was founded in San Diego by Sergei Kaminskiy in 2005 and is still founder-led. In Mission Valley our designers, architectural drafters and project managers take your home from the first sketch to the final walkthrough, on one contract, and we handle the plans and permits with the City of San Diego. No handoffs, no finger-pointing, no surprises.

Mission Valley is condominiums on a river floodplain. Here is what shapes a remodel.
Mission Valley is the city's crossroads, and nearly all of its housing is condominiums and townhomes built from the 1970s to the 2010s along the San Diego River, from Fashion Valley to Grantville and the new neighborhoods around Snapdragon Stadium. A remodel here runs inside an association's rules and inside the unit's walls, the City of San Diego issues the permit, and the river's floodplain shapes what a ground-floor unit can be. We have not yet published a Mission Valley project; our nearest work is in North Park and Clairemont, a few minutes up either side of the valley, and it is shown below, labelled as such.
Mission Valley, San Diego County. Our Design Center in Rancho Bernardo is about 20 minutes away off peak; the first meeting is at your home.
Mission Valley is a community of the City of San Diego, so permits come from the City's Development Services Department. In a condominium the association comes first: its rules decide what can change inside the unit, what hours crews can work, where the dumpster goes and what the building's plumbing stacks allow. We read the CC&Rs and the building's rules before the first sketch and submit to the association and the City together.
The Mission Valley Planning Group sees discretionary projects, which for a single unit is rare.
The San Diego River runs the length of the valley, and much of Mission Valley sits in FEMA's mapped floodplain; the flood of 2024 reminded everyone. Ground-floor units and anything built at grade can carry floodproofing requirements, and the City's rules for the floodplain apply to substantial work. We check the flood map for your building at the first visit.

The condominium remodel is a kitchen opened to the living room where the wall is not structural or shared, a bathroom rebuilt within the existing drain locations, flooring that meets the association's sound rules, and lighting and finishes that make a 1980s unit feel new. The building's plumbing and electrical risers set the limits, and we find them before we design. Our North Park condo whole home remodel in the gallery is this project, one neighborhood over.
A 1970s or 1980s condominium often has a 100-amp subpanel, aluminum or early copper wiring and galvanized drains inside the slab. What can change is bounded by the building's risers and the association's approval; what should change is everything inside the unit's walls that is original. California's Title 24 energy code governs the new lighting.
Mission Valley's single-family homes are few, mostly in Grantville on the valley's east end and on the slopes toward Serra Mesa, built in the 1950s and 1960s. Those get the same remodel as Clairemont's ranches next door: the kitchen opened, the systems replaced, the 45-year historical review when a permit changes the exterior.
The City's Mission Valley community plan, updated in 2019, set the valley on a path to tens of thousands of new homes and a river park, and the stadium neighborhood is the first of them. For an owner deciding whether to remodel a 1980s condominium or wait for the market, the plan is worth knowing, and we can tell you what it says about your block.
To orient yourself: Interstate 8 and the trolley run the length of the valley, Fashion Valley and Mission Valley malls anchor the west, Snapdragon Stadium and the river park the center, and Grantville the east end at Mission Gorge Road. Our nearest projects are in North Park and Clairemont. Finishes are chosen at our Design Center in Rancho Bernardo, about 20 minutes away; the first appointment is a walk through your house with the designer.

The Mission Valley remodeling guide
What we remodel in Mission Valley, room by room.
What Mission Valley owners ask us for, room by room. Our North Park and Clairemont projects, a few minutes up either side of the valley, are in the gallery below.
Everything inside a condominium's walls, done once: kitchen, baths, floors, lighting and the unit's wiring, within the association's rules and the building's risers. Our North Park condo whole home remodel in the gallery is the template.
Whole home remodelingOpened to the living room where the wall allows, cabinets to the ceiling, an island where the room has the depth, and an induction cooktop where the building has no gas.
Kitchen remodelingWhat a kitchen costs in San Diego in 2026
Rebuilt within the existing drain locations, a walk-in shower in place of the tub, storage where the counter was, and a fan the building's ducting can actually serve.
Bathroom remodelingRare in Mission Valley: condominiums cannot grow, and the few houses in Grantville take a ground-floor addition within the floodplain rules. We tell you honestly when a move serves you better than an addition.
Room additionsOnly on the single-family lots in Grantville and the slopes, where state law allows an ADU and the City permits it, subject to the flood map.
ADUs and conversionsBalconies and patios within the association's rules; for the houses, a covered patio built above the flood elevation.
Outdoor livingSingle-level condominiums with an elevator are among the easiest homes to age in. A curbless shower, wider doors and better light make them so.

Yes. The association's rules decide what can change inside the unit, the working hours, the staging and what the building's plumbing allows, and the City of San Diego issues the permit. We read the CC&Rs first and submit to both.
It can, for ground-floor units and anything built at grade. Much of Mission Valley sits in FEMA's mapped floodplain, and substantial work there can carry floodproofing rules. We check the map for your building at the first visit.
Nothing. The in-home design consultation is complimentary anywhere in Mission Valley. A designer comes to your home, listens to what you want to change, takes measurements and photos, and tells you honestly whether we are the right fit for the project.
We do. Permits for Mission Valley homes are issued by the City of San Diego. Our design and architectural team drafts the construction documents, a licensed structural engineer stamps them where the scope calls for it, and we submit them and manage the whole process for you.

A kitchen remodel usually takes about 4 to 8 months from the first consultation to completion. A bathroom typically takes 3 to 5 months. The design and permit phases come first, and construction is the shorter part. Permit review times vary with the City of San Diego, and we plan around them.
