Whole home remodels, kitchens, bathrooms, additions and ADUs in Coronado.
Coronado's Village homes, from Victorian and Craftsman originals to newer builds, sit inside a city with its own design standards and a coastal zone, and we plan for both.
Kaminskiy Design and Remodeling was founded in San Diego by Sergei Kaminskiy in 2005 and is still founder-led. In Coronado our designers, architectural drafters and project managers take your home from the first sketch to the final walkthrough, on one contract, and we handle the plans and permits with the City of Coronado, coastal zone included. No handoffs, no finger-pointing, no surprises.

Coronado is an island town with its own rules on everything. Here is what shapes a remodel.
Coronado is its own city on a peninsula, with housing from the 1888 hotel's era to the 1960s and very little room to grow. Small lots, strict floor area limits, a historic review that reaches homes 75 years old, the coastal zone and a Navy town's rhythm of moves all shape a remodel here. The City issues the permits from City Hall on Strand Way, the Cays and the Shores to the south have their own associations, and our one Coronado project in the gallery, a primary bath, is the kind of project the island asks for most: more from the same footprint.
Coronado, San Diego County. Our Design Center in Rancho Bernardo is about 40 minutes away off peak; the first meeting is at your home.
Coronado is its own city, so permits come from the City of Coronado's Community Development Department, not from the City of San Diego across the bay. Most remodels are a building permit; exterior changes on older homes and in the coastal zone draw the City's reviews, and the Coronado Cays and Coronado Shores sit under their own associations as well.
We prepare the drawings, submit them and attend the City's review boards when the project needs it.

Coronado reviews homes 75 years old and older before a permit changes their exterior, through its Historic Resource Commission, and a large share of the Village is past that age. Interior remodels are not reviewed. Designated homes can qualify for Mills Act tax contracts. We design exterior changes to the house's character and carry the review.

Coronado's lots are small and its floor area limits are strict, so most homes are at or near their maximum. Growth on the island is usually inward: a better plan in the same footprint, a basement, a second story that trades floor area elsewhere. We run the lot's numbers before the first sketch, and our Coronado primary bath in the gallery is a project of exactly that kind, more from the same walls.
The whole peninsula is in the coastal zone, so additions, second stories and work along the beachfront need a Coastal Development Permit alongside the building permit; interior work is exempt. Along Ocean Boulevard and the Strand the California Coastal Commission's rules on the shoreline apply as well.

Nothing in Coronado is far from salt water. Hardware, fixtures and exterior wood need marine-grade stainless, fiberglass or aluminum-clad windows and sealed or composite trim, and the older framing often holds termite and dry rot repairs we expect and price for. Ventilation sized for the marine layer keeps bathrooms dry through May and June.
Many Coronado homes change hands or tenants on the Navy's three-year cycle, and many owners remodel between postings or on return. We plan schedules around a move date, and a kitchen or bath inside the walls runs three to six months from the first visit, with the City permit first.
To orient yourself: Orange Avenue runs from the bridge to the Hotel del Coronado, the Village lies between the bay and the ocean, Naval Air Station North Island fills the north end, and the Silver Strand runs south to the Cays. Finishes are chosen at our Design Center in Rancho Bernardo, about 40 minutes away; for Coronado projects the designer brings samples to the house, and the first meeting is always at your home.

The Coronado remodeling guide
What we remodel in Coronado, room by room.
What Coronado homeowners ask us for, room by room. Our Coronado project and nearby work are in the gallery below.
A Village house from the 1920s to the 1950s brought to today within its walls: the plan opened, the systems replaced, the ocean-side framing repaired, the exterior kept for the historic review. When the exterior changes, the review and the coastal permit join the project.
Whole home remodelingSmall island kitchens opened to the dining room, cabinets to the ceiling for storage the lot cannot give, and hardware and finishes chosen for salt air.
Kitchen remodelingWhat a kitchen costs in San Diego in 2026
Our Coronado primary bath remodel in the gallery: a real suite from the same footprint, a walk-in shower, and ventilation for the marine layer. The one-bath cottages often get a second from a closet.
Bathroom remodelingThe hardest project on the island: floor area limits, the historic review on older homes, the coastal permit. A second story that trades floor area, or a basement, are the usual paths. We tell you the realistic one at the first meeting.
Room additionsState law allows an ADU on a single-family lot in Coronado as everywhere, within the City's floor area and coastal rules. A converted garage on the alley is the realistic form on an island lot.
ADUs and conversionsSmall yards and rooftop decks used well, with materials for salt air and the coastal rules along the shore.
Outdoor livingMany Coronado owners have been in their homes for decades. A curbless shower, a no-step entry and wider doors, designed in during a remodel, let them stay.

Coronado remodeling FAQ: a few straight answers before you call.
Permits with the City of Coronado, timelines, where you choose materials, and what the first meeting costs. More on the full FAQ page.
Read all FAQsIf it is 75 years old or more and the permit changes the exterior, yes: the City's Historic Resource Commission reviews it first. Interior remodels are not reviewed. We design to the house's character and carry the review.
Often only by trading: Coronado's floor area limits leave most lots near their maximum, so growth is inward, upward with a trade elsewhere, or downward into a basement. We run the lot's numbers before the first sketch.
A kitchen or bath inside the walls runs three to six months from the first visit. A project that changes the exterior adds the historic review and the coastal permit and runs longer; we plan around your move date.
Nothing. The in-home design consultation is complimentary anywhere in Coronado. A designer comes to your home, listens to what you want to change, takes measurements and photos, and tells you honestly whether we are the right fit for the project.
We do. Permits for Coronado homes are issued by the City of Coronado. Our design and architectural team drafts the construction documents, a licensed structural engineer stamps them where the scope calls for it, and we submit them and manage the whole process for you. Parts of Coronado sit in the coastal zone, which adds a coastal development review to some projects; we plan for it from the first meeting.
Yes. One project in Coronado is in our online gallery, along with projects in Chula Vista, Imperial Beach and Point Loma and hundreds more across San Diego County. Your designer can show you work near you at the first meeting.
All of Coronado, zip code 92118, and the neighborhoods around it: Imperial Beach, National City, Chula Vista and Point Loma. If your street is not on our list, call us anyway. We serve every city in San Diego County.
A kitchen remodel usually takes about 4 to 8 months from the first consultation to completion. A bathroom typically takes 3 to 5 months. The design and permit phases come first, and construction is the shorter part. Permit review times vary with the City of Coronado, and we plan around them.
