Whole home remodels, kitchens, bathrooms, additions and ADUs in Chula Vista.
From the older neighborhoods west of the 805 to Eastlake, Otay Ranch and Rolling Hills Ranch, Chula Vista is one of the county's largest cities, and we remodel across all of it.
Kaminskiy Design and Remodeling was founded in San Diego by Sergei Kaminskiy in 2005 and is still founder-led. In Chula Vista our designers, architectural drafters and project managers take your home from the first sketch to the final walkthrough, on one contract, and we handle the plans and permits with the City of Chula Vista. No handoffs, no finger-pointing, no surprises.

Chula Vista is two cities in one. Here is what shapes a remodel in each.
West of Interstate 805, Chula Vista is the county's second-largest city's old heart: 1920s to 1960s homes on the grid between the bay and Hilltop, many on generous lots with alleys. East of the freeway it is Eastlake, Otay Ranch, Rolling Hills Ranch and the other master plans of the 1990s and 2000s, with homeowner associations over nearly every street. The City issues its own permits for both. Three of our gallery projects are here, a kitchen, a primary bath and an outdoor living remodel, and we serve homeowners across all of 91910 to 91915.
Chula Vista, San Diego County. Our Design Center in Rancho Bernardo is about 40 minutes away off peak; the first meeting is at your home.
Chula Vista is its own city, so permits come from the City of Chula Vista's Development Services Department at City Hall. Bonita and parts of the Sweetwater valley that use Chula Vista addresses are unincorporated County and go to the County's counter; we check the parcel first. Most remodels are a building permit with no hearing.
From the first sheet to the issued permit, the paperwork stays on our desk.

The homes between the bay and Hilltop Drive date from the 1920s to the 1960s: bungalows, Spanish houses and post-war ranches on lots that often have an alley and a detached garage. A remodel there opens a closed plan, replaces original wiring and plumbing, and often adds an ADU in the garage. Homes 45 years and older get a historical review from the City when a permit changes the exterior; most clear.
Eastlake, Otay Ranch, Rolling Hills Ranch, San Miguel Ranch and Rancho del Rey were built from the late 1980s on with homeowner associations that review every exterior change. Interior remodels need nothing from them; a new window, a patio cover, an addition or an ADU goes to the architectural committee before the City permit. We read the CC&Rs first and submit to both.
The eastern houses already have the kitchen open to the family room; what dates them is the finish. Oak or thermofoil cabinets, tile counters, a soffit, a corner tub in a big primary bath. Our Chula Vista kitchen and primary bath in the gallery are this house, redone in the same footprint: a quick permit and a short schedule.
Many eastern Chula Vista homes back onto the canyons and preserve land of Otay Ranch and Rolling Hills Ranch, and those lots sit in the City's brush management zones and, at the edges, in Cal Fire's higher fire hazard severity zones. Additions, ADUs and outdoor structures there are built to the ignition-resistant rules with defensible space, and we design to them from the start.
State law allows an ADU and a junior ADU on a single-family lot, the City of Chula Vista issues the permit, and the eastern HOAs can shape the design but not forbid it. West of the 805 the alley garage is the natural unit; east of it, a compact detached unit or a garage conversion. Chula Vista has been one of the county's busiest ADU cities, and the counter knows the rules well.
To orient yourself: Third Avenue is the old downtown, the bayfront and the marina lie to the west, Southwestern College and the Olympic Training Center sit on the east side, and Otay Ranch Town Center anchors the master plans. Finishes are chosen at our Design Center in Rancho Bernardo, about 40 minutes away; the first meeting is at your home, anywhere in the city.

The Chula Vista remodeling guide
What we remodel in Chula Vista, room by room.
What Chula Vista homeowners ask us for, room by room. Three Chula Vista projects are in our gallery below.
West of the freeway, a 1950s house opened up and rewired; east of it, a 1990s house refinished to one standard in the same footprint. Both get every system brought to today and most families stay in the house.
Whole home remodelingOur Chula Vista kitchen remodel in the gallery shows the eastern version: island, cabinets to the ceiling, finishes for a family. In the older grid the wall between kitchen and dining room usually comes down.
Kitchen remodelingWhat a kitchen costs in San Diego in 2026
Our Chula Vista primary bath in the gallery: corner tub out, walk-in shower in, storage where the counter was. The old grid's one-bath houses often get a second.
Bathroom remodelingGenerous lots west of the 805 take ground-floor additions; the master plans' lots take a room over the garage within the HOA's rules and the City's floor area limits.
Room additionsThe alley garage in the old grid, a detached unit or conversion in the east. The City permits it; the HOA shapes it east of the freeway.
ADUs and conversionsOur Chula Vista outdoor living remodel in the gallery shows the covered patio and the yard working together. On canyon lots the brush management zone decides where the hardscape ends.
Outdoor livingMany Chula Vista households are multigenerational by design. A first-floor suite with a curbless shower and a no-step entry is the remodel that lets a parent live with the family.

Not work inside the walls. Exterior changes, including windows, patio covers, additions and ADUs, go to the association's architectural committee before the City permit, and we submit to both.
A kitchen or bath inside the walls runs three to six months from the first visit. An addition adds the HOA review east of the freeway and runs six to ten months.
Nothing. The in-home design consultation is complimentary anywhere in Chula Vista. A designer comes to your home, listens to what you want to change, takes measurements and photos, and tells you honestly whether we are the right fit for the project.
We do. Permits for Chula Vista homes are issued by the City of Chula Vista. Our design and architectural team drafts the construction documents, a licensed structural engineer stamps them where the scope calls for it, and we submit them and manage the whole process for you.
Yes. 3 Chula Vista projects are in our online gallery, with the photos, and hundreds more across San Diego County. Your designer can also show you work in your neighborhood at the first meeting.
All of Chula Vista, zip codes 91910, 91911, 91913, 91914 and 91915, and the neighborhoods around it: National City, Imperial Beach and Coronado. If your street is not on our list, call us anyway. We serve every city in San Diego County.
A kitchen remodel usually takes about 4 to 8 months from the first consultation to completion. A bathroom typically takes 3 to 5 months. The design and permit phases come first, and construction is the shorter part. Permit review times vary with the City of Chula Vista, and we plan around them.
