Whole home remodels, kitchens, bathrooms, additions and ADUs in North Park.
North Park's Craftsman bungalows and Spanish homes from the 1920s are a favorite of ours: small footprints, strong character, and kitchens that deserve better than they got in the 1980s.
Kaminskiy Design and Remodeling was founded in San Diego by Sergei Kaminskiy in 2005 and is still founder-led. In North Park our designers, architectural drafters and project managers take your home from the first sketch to the final walkthrough, on one contract, and we handle the plans and permits with the City of San Diego. No handoffs, no finger-pointing, no surprises.

North Park is a hundred years of Craftsman bungalows. Here is what shapes a remodel.
North Park was built out between the 1910s and the 1930s, and most of its streets still carry the Craftsman bungalows, Spanish houses and Dryden-district homes they started with, on small lots with alleys and detached garages. The City of San Diego issues the permits, the 45-year historical review applies to nearly every house, the Mills Act rewards the ones that are designated, and the alleys make North Park one of the easiest places in the city to add an ADU. Two of our gallery projects are here, a kitchen and a condo whole home remodel.
North Park, San Diego County. Our Design Center in Rancho Bernardo is about 25 minutes away off peak; the first meeting is at your home.
North Park is a community of the City of San Diego, so permits come from the City's Development Services Department. Most remodels are a building permit; the North Park Planning Committee sees discretionary projects, which for a single house is rare. No coastal rules apply.
Our architectural team draws it, files it and handles every question the plan checker sends back.
Almost every North Park house is past the City's 45-year threshold, so a permit that changes the exterior gets a historical review before it is issued. Interior-only work is exempt. The Craftsman bungalows and the homes in the North Park Dryden Historic District are the ones reviewed most closely, and a designated home can qualify for a Mills Act contract that lowers property taxes in exchange for preservation. We design additions to the house's character and carry the review.

The bungalow plan is a living room, a dining room and a small kitchen in a row, with two bedrooms and one bath behind. The remodel opens the kitchen to the dining room, carves a second bath and a real closet from the back, and keeps the front rooms, the built-ins and the porch that make the house what it is. Our North Park kitchen remodel in the gallery did exactly that.
North Park's alleys and detached garages make it one of the city's best ADU neighborhoods. California law gives every single-family lot the right to an accessory dwelling unit and a junior unit, and much of North Park sits in the City's transit areas where its ADU bonus rules have allowed more. A converted or rebuilt garage on the alley, with its own entrance, is the North Park unit. The City's bonus rules have been changing since 2024, and we check the current ones for your lot.
A 1920s North Park house often still carries knob-and-tube wiring, a 60-amp panel, galvanized or even lead supply lines and a raised floor over a crawl space. The raised floor is a gift for new plumbing; the wiring is a job. Any remodel that opens the walls is the time to bring both to today, and we price it from the first meeting.
Lots here are small, so growth means a second story or the garage. The City's floor area rules and the historical review shape a second story on a bungalow; our structural engineer checks whether century-old framing and a shallow foundation can carry it. Homes on the canyon rims east of 30th Street also sit in the City's brush management zones.
To orient yourself: University Avenue and 30th Street cross at the heart of the neighborhood, the Observatory sits a block west, Morley Field and Balboa Park lie to the southwest, and the canyons drop away to the east. Finishes are chosen at our Design Center in Rancho Bernardo, about 25 minutes up Interstate 15; the first meeting is at your home.

The North Park remodeling guide
What we remodel in North Park, room by room.
What North Park homeowners ask us for, room by room. Two North Park projects are in our gallery below.
A bungalow rewired, replumbed, opened at the back and kept at the front; or, as in our North Park condo whole home remodel in the gallery, a condominium rebuilt within its walls under the association's rules.
Whole home remodelingOur North Park kitchen remodel in the gallery: the small back kitchen opened to the dining room, a 60-amp panel replaced, and finishes that belong in a Craftsman.
Kitchen remodelingWhat a kitchen costs in San Diego in 2026
Most bungalows have one bath. The second one comes from a closet or a corner of a bedroom, and the raised floor makes the new drain line a planned step.
Bathroom remodelingA second story designed to the bungalow's character and the City's historical review, or a rear addition that keeps the street face untouched. The structural engineer decides more about the budget than the finishes.
Room additionsThe alley garage, converted or rebuilt with a unit above, is the North Park ADU. The City permits it; the transit-area bonus rules are checked for your lot.
ADUs and conversionsSmall yards used well: a deck off the back, a covered patio, lighting, and on canyon lots the brush management zone deciding where the hardscape ends.
Outdoor livingBungalows are single-story with a few steps at the porch. A no-step path from the alley, a curbless shower and wider doors let long-time owners stay.

Read all FAQsIf it is 45 years old or more and the permit changes the exterior, yes: the City reviews it before the permit. Interior-only work is exempt. Most reviews clear within ten business days, and we handle it as part of the permit.
Yes. State law allows an ADU on a single-family lot, and North Park's alley garages are the natural place. We check the City's current ADU rules for your lot, including the transit-area bonus, before we design.
Often knob-and-tube wiring, a small panel, galvanized supply lines and a raised floor over a crawl space. The floor makes new plumbing easier; the wiring is replaced while the walls are open, and we price it from the first meeting.
Nothing. The in-home design consultation is complimentary anywhere in North Park. A designer comes to your home, listens to what you want to change, takes measurements and photos, and tells you honestly whether we are the right fit for the project.
We do. Permits for North Park homes are issued by the City of San Diego. Our design and architectural team drafts the construction documents, a licensed structural engineer stamps them where the scope calls for it, and we submit them and manage the whole process for you.
Yes. Two projects in North Park are in our online gallery, along with projects in San Diego and hundreds more across San Diego County. Your designer can show you work near you at the first meeting.

A kitchen remodel usually takes about 4 to 8 months from the first consultation to completion. A bathroom typically takes 3 to 5 months. The design and permit phases come first, and construction is the shorter part. Permit review times vary with the City of San Diego, and we plan around them.
