Whole home remodels, kitchens, bathrooms, additions and ADUs in Sorrento Valley.
The homes of Sorrento Valley and the hills above it sit between the coast and the tech corridor, with floor plans from the 1980s and 1990s that reward a thoughtful remodel.
Kaminskiy Design and Remodeling was founded in San Diego by Sergei Kaminskiy in 2005 and is still founder-led. In Sorrento Valley our designers, architectural drafters and project managers take your home from the first sketch to the final walkthrough, on one contract, and we handle the plans and permits with the City of San Diego. No handoffs, no finger-pointing, no surprises.

Sorrento Valley is biotech in the valley and homes on the ridges. Here is what shapes a remodel.
Sorrento Valley is where the county's biotech and technology companies sit, in the canyon between Interstate 805 and the lagoon. Its homes are on the ridges above: the 1980s and 1990s houses of Sorrento Hills and the streets off Sorrento Valley Road, and the newer homes toward Torrey Highlands and Carmel Valley, most under homeowner associations. The City of San Diego issues the permits, the Los Peñasquitos Lagoon and the canyons bring brush management to the rim lots, and there are no coastal rules east of the freeway. We have not yet published a Sorrento Valley project; our nearest work is in Carmel Valley and La Jolla, five minutes either way, and it is shown below, labelled as such.
Sorrento Valley, San Diego County. Our Design Center in Rancho Bernardo is about 15 minutes away off peak; the first meeting is at your home.
Sorrento Valley is a community of the City of San Diego, so permits come from the City's Development Services Department. Most remodels are a building permit with no hearing; the Torrey Pines and Carmel Valley planning groups see the discretionary projects at the community's edges. The homes sit east of Interstate 5, so no coastal permit or coastal height limit applies.
We prepare the drawings, submit them and answer the City's comments.
Nearly every residential street in Sorrento Valley sits inside a homeowner association with architectural rules. Interior remodels need nothing from them; a new window, a patio cover, an addition or an ADU goes to the association's committee before the City will issue a permit. We read the CC&Rs at the start and submit to both.
The ridge-top houses already have the kitchen open to the family room; what dates them is the finish: oak or thermofoil cabinets, tile counters, a soffit, a corner tub in a big primary bath. The remodel is a new kitchen in the same footprint, a shower where the tub was and lighting in layers. Our Carmel Valley spa primary bath in the gallery is this project, five minutes east.
Homes along the canyon edges and above Los Peñasquitos Lagoon sit in the City's brush management zones, which shape what can be built and planted near the slope, and the lagoon's edge brings its own buffers. Outdoor living and additions on those lots are designed to the zones; the view down the valley to the ocean is the reward.
State law allows an ADU and a junior ADU on a single-family lot and bars associations from prohibiting them, though they can set design standards. On Sorrento Valley's planned lots the realistic ADU is a garage conversion or a compact detached unit, a short walk from tens of thousands of jobs, which makes it a sound rental.
Sorrento Valley's homeowners are, in large part, the scientists and engineers who work below the ridge, and many bought in the 1990s and intend to stay. The requests we hear are a kitchen that works for a family that cooks, a primary bath done properly, and a first-floor suite for a parent.
To orient yourself: Sorrento Valley Road and the Coaster station sit in the canyon floor, the biotech campuses line Mira Mesa Boulevard and Sorrento Valley Boulevard, Los Peñasquitos Lagoon opens to the west under Interstate 5, and the homes look down from the ridges toward Carmel Valley. Our nearest projects are in Carmel Valley and La Jolla. Finishes are chosen at our Design Center in Rancho Bernardo, about 15 minutes along State Route 56; every project starts with a visit to your home, not to ours.

The Sorrento Valley remodeling guide
What we remodel in Sorrento Valley, room by room.
What Sorrento Valley homeowners ask us for, room by room. Our Carmel Valley and La Jolla projects, five minutes either way, are in the gallery below.
A 1980s or 1990s house refinished to one standard in the same footprint: kitchen, baths, floors, lighting and systems, with the family living in it through a schedule phased by floor.
Whole home remodelingAlready open to the family room; the island replaces the peninsula, the soffit goes, cabinets reach the ceiling. Our La Jolla kitchens in the gallery show the finish, five minutes west.
Kitchen remodelingWhat a kitchen costs in San Diego in 2026
The corner tub out, a walk-in shower in, storage where the counter was. Our Carmel Valley spa primary bath in the gallery is the template.
Bathroom remodelingShaped by the lot's floor area ratio and the HOA's review more than by the City. A room over the garage or a first-floor suite are the common ones; on a canyon rim the brush management zone sets the edge.
Room additionsA garage conversion or a compact detached unit, permitted by the City, shaped by the HOA, a short walk from the campuses.
ADUs and conversionsA covered patio that extends the family room, an outdoor kitchen on the side yard, and on the rim lots a deck toward the lagoon within the brush management rules. Our Carmel Valley outdoor living remodel in the gallery is the local example.
Outdoor livingA first-floor suite with a curbless shower and a no-step entry from the garage, for a parent moving in or for the owners' own future.

For work inside the walls, usually not. For anything that changes the exterior, including windows, a patio cover, an addition or an ADU, the association's committee reviews it before the City permit. We submit to both.
The homes are not; they sit east of Interstate 5, so no Coastal Development Permit or coastal height limit applies. The lagoon's buffers and the City's brush management zones apply on the rim lots.
Nothing. The in-home design consultation is complimentary anywhere in Sorrento Valley. A designer comes to your home, listens to what you want to change, takes measurements and photos, and tells you honestly whether we are the right fit for the project.
We do. Permits for Sorrento Valley homes are issued by the City of San Diego. Our design and architectural team drafts the construction documents, a licensed structural engineer stamps them where the scope calls for it, and we submit them and manage the whole process for you.

A kitchen remodel usually takes about 4 to 8 months from the first consultation to completion. A bathroom typically takes 3 to 5 months. The design and permit phases come first, and construction is the shorter part. Permit review times vary with the City of San Diego, and we plan around them.
