Whole home remodels, kitchens, bathrooms, additions and ADUs in Pacific Beach.
Beach cottages, mid-century bungalows and newer homes on the bay side of Pacific Beach share small lots and big ideas about outdoor living.
Kaminskiy Design and Remodeling was founded in San Diego by Sergei Kaminskiy in 2005 and is still founder-led. In Pacific Beach our designers, architectural drafters and project managers take your home from the first sketch to the final walkthrough, on one contract, and we handle the plans and permits with the City of San Diego, coastal zone included. No handoffs, no finger-pointing, no surprises.

Pacific Beach is cottages, duplexes and the 30-foot line. Here is what shapes a remodel.
Pacific Beach was built between the 1940s and the 1960s on a flat grid between Mission Bay and the ocean: beach cottages, post-war ranches and the duplexes that make it one of the city's densest neighborhoods, with Crown Point on the bay and the hillside streets of North PB above Grand Avenue. The City of San Diego issues the permits, the whole community is in the coastal zone under the 30-foot height limit, parking rules shape every second story, and the 45-year review reaches most houses. Our one Pacific Beach project in the gallery is a whole home remodel, and our La Jolla work is next door.
Pacific Beach, San Diego County. Our Design Center in Rancho Bernardo is about 30 minutes away off peak; the first meeting is at your home.
Pacific Beach is a community of the City of San Diego, so permits come from the City's Development Services Department. Interior remodels are a building permit; additions and second stories need a Coastal Development Permit as well, and the Pacific Beach Planning Group sees the discretionary ones.
We prepare the drawings, submit them and attend the planning group when a project needs it.
All of Pacific Beach is in the coastal zone west of Interstate 5, so Proposition D's 30-foot height limit applies, and the City's coastal parking rules mean a second story or an added bedroom often has to keep or add off-street parking. On a 25-foot-wide PB lot those two rules decide the design before anything else does. We run them before the first sketch.

Additions, second stories and work along the boardwalk or the bay front need a Coastal Development Permit; interior remodels are exempt. On Crown Point and Sail Bay the City's rules for the Mission Bay shoreline apply, and along the ocean front the California Coastal Commission's shoreline rules join them.

PB's housing is three things: 1940s and 1950s cottages on small lots, duplexes and small apartment buildings from the 1960s and 1970s, and condominiums. A cottage remodel opens the plan and adds a bath; a duplex remodel often turns a rental into an owner's home; a condo remodel runs under the association's rules within its walls. Our Pacific Beach whole home remodel in the gallery is the first kind, done end to end.
With the ocean on one side and Mission Bay on the other, nothing in PB is dry. Marine-grade stainless hardware, fiberglass or aluminum-clad windows and sealed trim last; the 1940s framing often holds termite and dry rot repairs we expect and price for; bathrooms need ventilation sized for the marine layer.
Most PB houses are past the City's 45-year threshold, so a permit that changes the exterior gets a historical review first; post-war cottages almost always clear, and interior-only work is exempt. State law allows an ADU on a single-family lot, and PB's alleys make a garage conversion the natural unit, within the coastal and parking rules.

To orient yourself: Garnet Avenue runs from the freeway to the pier, Grand Avenue parallels it a block south, Crown Point reaches into Mission Bay, Kate Sessions Park looks down from the north, and La Jolla begins at Tourmaline. Finishes are chosen at our Design Center in Rancho Bernardo, about 30 minutes away; the first conversation happens at your kitchen table.

The Pacific Beach remodeling guide
What we remodel in Pacific Beach, room by room.
What Pacific Beach homeowners ask us for, room by room. Our Pacific Beach project and nearby La Jolla work are in the gallery below.
Our Pacific Beach whole home remodel in the gallery is the template: a post-war cottage opened, rewired, replumbed and protected against salt air, within its walls so the coastal permit stays out of it.
Whole home remodelingSmall cottage kitchens opened to the living room, cabinets to the ceiling for storage the lot cannot give, hardware chosen for salt, and a 60- or 100-amp panel replaced.
Kitchen remodelingWhat a kitchen costs in San Diego in 2026
The one-bath cottage gets a second from a closet or a corner of a bedroom; the raised floors of many PB homes make the new drain a planned step. Ventilation for the marine layer.
Bathroom remodelingThe 30-foot limit, the parking rule and the coastal permit shape every PB second story. Possible on most lots; the structural engineer's answer on a 1940s foundation sets the budget.
Room additionsThe alley garage, converted or rebuilt, within the coastal and parking rules. The City permits it; most PB streets have no HOA.
ADUs and conversionsRooftop decks under the 30-foot line, small yards used well, marine-grade materials, and the shoreline rules on the bay and the ocean front.
Outdoor livingPB's single-story cottages are easy to age in. A no-step entry, a curbless shower and wider doors let long-time owners stay near the beach.

Read all FAQsOften, within the 30-foot coastal height limit and the City's coastal parking rules, and with a Coastal Development Permit for the added floor area. Our structural engineer confirms whether the existing foundation and walls can carry it.
No. Work inside the existing walls needs only a building permit from the City of San Diego. Additions, second stories and exterior changes bring the coastal review in.
If the permit changes the exterior, yes: the City reviews structures 45 years or older first. Post-war cottages almost always clear within ten business days, and interior-only work is exempt.
Nothing. The in-home design consultation is complimentary anywhere in Pacific Beach. A designer comes to your home, listens to what you want to change, takes measurements and photos, and tells you honestly whether we are the right fit for the project.
We do. Permits for Pacific Beach homes are issued by the City of San Diego. Our design and architectural team drafts the construction documents, a licensed structural engineer stamps them where the scope calls for it, and we submit them and manage the whole process for you. Parts of Pacific Beach sit in the coastal zone, which adds a coastal development review to some projects; we plan for it from the first meeting.
Yes. One project in Pacific Beach is in our online gallery, along with projects in Clairemont, La Jolla and Point Loma and hundreds more across San Diego County. Your designer can show you work near you at the first meeting.

A kitchen remodel usually takes about 4 to 8 months from the first consultation to completion. A bathroom typically takes 3 to 5 months. The design and permit phases come first, and construction is the shorter part. Permit review times vary with the City of San Diego, and we plan around them.
