Aging Structure, Tight Layout & Limited Bedrooms
The existing house had structural concerns at the foundation, fragmented rooms, and insufficient bedrooms and bathrooms for the family’s needs. Ceiling height, natural light, and storage were limited, especially in the kitchen. The owners wanted meaningful square footage (not just cosmetic change) with a calm coastal aesthetic.
Rebuild, Reconfigure & Add a Second Story
- Structure & Envelope: Demo to rebuild; new foundation and framing; flat-roof design; all-new doors/windows for better energy performance and daylight.
