Escondido's historic downtown homes, the ranch houses of Hidden Meadows and the newer tracts to the south are all within easy reach of our Rancho Bernardo-side Design Center.

Kaminskiy Design and Remodeling was founded in San Diego by Sergei Kaminskiy in 2005 and is still founder-led. In Escondido our designers, architectural drafters and project managers take your home from the first sketch to the final walkthrough, on one contract, and we handle the plans and permits with the City of Escondido. No handoffs, no finger-pointing, no surprises.

What to know first

Escondido has the county's oldest neighborhoods and its hottest summers. Here is what shapes a remodel.

Escondido grew from an 1880s rail town, and the Old Escondido Historic District south of Grand Avenue still holds Craftsman bungalows, Victorians and Spanish houses from before 1940. Around it are 1950s to 1970s ranches on deep lots, 1980s and 1990s tracts to the north and east, and hillside homes that reach into the fire zones. The City issues its own permits, summers run hot and dry, and the lots give room to add on. Two of our gallery projects are here, both bathrooms, and we serve homeowners across 92025, 92026, 92027 and 92029.

Escondido, San Diego County. Our Design Center in Rancho Bernardo is about 15 minutes away off peak; the first meeting is at your home.

Escondido is its own city, so permits come from the City of Escondido's Development Services Department at City Hall, not from the County or the City of San Diego. Hidden Meadows, Valley Center and other addresses north of the city that use Escondido mail are unincorporated County and go to the County's counter instead. We check the parcel first.

We prepare the drawings, submit them and answer the City's comments.

The blocks south of Grand Avenue and west of Chestnut form the Old Escondido Historic District, with Craftsman, Victorian and Spanish homes from the 1890s to the 1930s. Exterior changes there go through the City's historic review, and the designated homes can qualify for Mills Act tax contracts. We design additions and new windows to the district's character and carry the review.

Escondido summers run into the hundreds for days at a time, and the 1950s to 1970s ranches were built with thin insulation and single-pane windows. Every remodel here is partly about heat: insulation and attic ventilation while the walls are open, windows chosen for heat gain, deep eaves and covered patios on the west side, and HVAC sized for the valley. California's Title 24 sets the floor; the climate sets the target.

The hillsides north and east of the city, from the slopes above Lake Dixon to the ridges off Valley Parkway, sit in Cal Fire's higher fire hazard severity zones, and the 2007 fires reached the city's edges. Additions and ADUs there are built to the ignition-resistant rules with defensible space; kitchens and baths inside the walls are not affected.

Escondido's older neighborhoods have deep lots with detached garages and room behind the house. California law gives every single-family lot the right to an accessory dwelling unit and a junior unit and the City issues the permit; the garage conversion and the backyard unit are both common here, and the City's counter has processed many of them.

A 1950s or 1960s Escondido house often arrives with a 100-amp panel, galvanized water lines and a furnace from another era. Both of our Escondido bathroom projects in the gallery began with the plumbing behind the wall, and we price the systems from the first meeting rather than find them on demolition day.

To orient yourself: Grand Avenue runs through the old downtown past the California Center for the Arts, Interstate 15 and State Route 78 cross at the city's center, Lake Dixon and Daley Ranch rise to the north, and the San Diego Zoo Safari Park lies in San Pasqual Valley to the east. Finishes are chosen at our Design Center in Rancho Bernardo, about 15 minutes down Interstate 15; the first appointment is a walk through your house with the designer.

The Escondido remodeling guide

What we remodel in Escondido, room by room.

What Escondido homeowners ask us for, room by room. Two Escondido projects are in our gallery below.

A Craftsman in Old Escondido brought to today without losing its porch and its proportions, or a 1960s ranch opened up and rewired for the heat. The historic review applies in the district; the fire rules apply in the hills.

Whole home remodeling

Behind a wall in the ranches, in a small back room in the bungalows. The wall comes down or the kitchen moves toward the yard, the panel is upgraded, and the hood finally vents outside.

Kitchen remodeling
What a kitchen costs in San Diego in 2026

Both of our Escondido projects in the gallery are bathrooms. The 1950s bath becomes a suite by borrowing the closet; the one-bath bungalow gets a second.

Bathroom remodeling

Deep lots take ground-floor additions; in the historic district the addition is designed to the house's character and reviewed; in the hills, built to the fire rules.

Room additions

The detached garage behind an older Escondido house is the natural ADU; the backyard unit the other. The City permits both.

ADUs and conversions

Shade first: covered patios on the west side, fans, a pool with a real deck, and planting that meets the fire rules in the hills.

Outdoor living

Escondido's single-story ranches are the easiest homes to age in. An entry without steps, a shower without a curb and doorways a walker fits through, built in while the walls are open.

If it is inside the Old Escondido Historic District and the permit changes the exterior, yes. Interior work is not reviewed. We design to the district's character and carry the review as part of the permit.

Yes, if it is planned for it: insulation and attic ventilation while the walls are open, windows chosen for heat gain, covered patios on the west side and right-sized HVAC.

Nothing. The in-home design consultation is complimentary anywhere in Escondido. A designer comes to your home, listens to what you want to change, takes measurements and photos, and tells you honestly whether we are the right fit for the project.

We do. Permits for Escondido homes are issued by the City of Escondido. Our design and architectural team drafts the construction documents, a licensed structural engineer stamps them where the scope calls for it, and we submit them and manage the whole process for you.

Yes. Two projects in Escondido are in our online gallery, along with projects in Rancho Bernardo and San Marcos and hundreds more across San Diego County. Your designer can show you work near you at the first meeting.

All of Escondido, zip codes 92025, 92026, 92027 and 92029, and the neighborhoods around it: San Marcos, Rancho Bernardo, Poway, Vista, Ramona and Fallbrook. If your street is not on our list, call us anyway. We serve every city in San Diego County.

A kitchen remodel usually takes about 4 to 8 months from the first consultation to completion. A bathroom typically takes 3 to 5 months. The design and permit phases come first, and construction is the shorter part. Permit review times vary with the City of Escondido, and we plan around them.

Yes. Kaminskiy Design and Remodeling is a fully licensed and insured California contractor, license #922807, in business in San Diego since 2005.
