Whole home remodels, kitchens, bathrooms, additions and ADUs in Clairemont.
Clairemont's 1950s and 1960s ranch homes, from Bay Park to Clairemont Mesa, are the classic San Diego remodel: open the kitchen, add a bath, make the canyon view the point of the house.
Kaminskiy Design and Remodeling was founded in San Diego by Sergei Kaminskiy in 2005 and is still founder-led. In Clairemont our designers, architectural drafters and project managers take your home from the first sketch to the final walkthrough, on one contract, and we handle the plans and permits with the City of San Diego. No handoffs, no finger-pointing, no surprises.

Clairemont was San Diego's first big post-war suburb. Here is what shapes a remodel.
Clairemont was planned in 1950 as a village within the city, and its 1950s and 1960s single-story ranches still fill the mesas between Tecolote Canyon and Interstate 805: Clairemont Mesa, Bay Ho, Bay Park and North Clairemont, each with its own canyon edges and, from the western streets, a view of Mission Bay. The City of San Diego issues the permits, the 45-year historical review now applies to nearly every house, and the canyons bring brush management to the rim lots. One of our gallery projects is here, a universal design remodel in Clairemont Mesa, and our La Jolla and Pacific Beach work is minutes away.
Clairemont, San Diego County. Our Design Center in Rancho Bernardo is about 20 minutes away off peak; the first meeting is at your home.
Clairemont is a community of the City of San Diego, so permits come from the City's Development Services Department. Most remodels are a building permit with no hearing; the Clairemont Community Planning Group sees discretionary projects, which for a single house is rare. Only the Bay Park streets nearest Mission Bay touch the coastal zone.
We draft the construction documents, submit them under our licence and clear the corrections.
Clairemont's ranches are 60 to 75 years old, so a permit that changes the exterior gets the City's historical review first. Post-war tract homes almost always clear it, usually within ten business days, and interior-only work is exempt. A few mid-century modern houses on the canyon rims are the ones looked at more closely. We fold the review into the permit.

Three bedrooms, one and a half or two baths, a closed kitchen, low ceilings and a two-car garage on a slab. The Clairemont remodel opens the kitchen to the living room, often raises the ceiling into the attic, carves a primary suite from two bedrooms, and replaces wiring and plumbing that are original. Many Clairemont houses have never been remodeled at all, which makes them clean slates.
Tecolote Canyon, San Clemente Canyon and the finger canyons between the mesas put many Clairemont lots in the City's brush management zones, which shape what can be built and planted near the slope. An addition or outdoor living on a rim lot is designed to the zones, and the view, often to Mission Bay, is the reward.
Clairemont lots are modest but usually have a yard and a garage facing the street. Under state law a single-family lot may add one accessory dwelling unit and one junior unit, the City issues the permit, and there are no HOAs on most streets. A garage conversion or a compact detached unit in the back yard are the Clairemont forms, and the neighborhood has seen many of them since 2020.
Our Clairemont Mesa universal design remodel in the gallery is what many Clairemont owners ask for: a single-story ranch made to live in for decades, with a no-step entry, a curbless shower, wider doors and better light, designed so nothing reads as medical. Clairemont has more long-time owners than almost any community in the city.
To orient yourself: Clairemont Mesa Boulevard and Balboa Avenue cross the mesas east to west, Tecolote Canyon runs through the middle, Bay Park looks down on Mission Bay, and Interstates 5 and 805 bracket the community. Finishes are chosen at our Design Center in Rancho Bernardo, about 20 minutes away; every project starts with a visit to your home, not to ours.

The Clairemont remodeling guide
What we remodel in Clairemont, room by room.
What Clairemont homeowners ask us for, room by room. Our Clairemont project and nearby work are in the gallery below.
The 1950s ranch done once: plan opened, ceilings raised where the attic allows, every system replaced, a primary suite made from two bedrooms. Many Clairemont houses have never had a remodel, which keeps surprises to the wiring and plumbing we already expect.
Whole home remodelingBehind a wall off the entry in nearly every Clairemont plan. The wall comes down, a beam carries the roof, the island replaces the small table, and the 100-amp panel is upgraded.
Kitchen remodelingWhat a kitchen costs in San Diego in 2026
The 1950s bath is five by eight feet. A real suite comes from the adjacent closet or bedroom; the hall bath gets a layout two children can share; and a curbless shower, as in our Clairemont Mesa project, is the request we hear most.
Bathroom remodelingA single-story ranch on a slab takes a ground-floor addition well, within the City's floor area limit and, on a canyon rim, the brush management zone. A second story is possible when the foundation allows it.
Room additionsA garage conversion or a compact backyard unit, permitted by the City with no HOA in the way on most streets.
ADUs and conversionsA covered patio off the kitchen, a yard that works, and on the rim lots a deck toward the canyon within the brush management rules.
Outdoor livingOur Clairemont Mesa universal design remodel in the gallery is the template: a ranch made to stay in, with nothing that reads as a concession.

Read all FAQsIf the permit changes the exterior, yes: the City reviews structures 45 years or older first. Post-war tract homes almost always clear within ten business days, and interior-only work is exempt. We handle it as part of the permit.
Often, yes. Most 1950s ranches have an attic the main rooms can vault into; our structural engineer checks the roof framing. It changes the house more than any finish.
Yes. Our Clairemont Mesa universal design remodel is in the gallery, and our La Jolla and Pacific Beach projects are a few minutes away. The first meeting is at your home.
Nothing. The in-home design consultation is complimentary anywhere in Clairemont. A designer comes to your home, listens to what you want to change, takes measurements and photos, and tells you honestly whether we are the right fit for the project.
We do. Permits for Clairemont homes are issued by the City of San Diego. Our design and architectural team drafts the construction documents, a licensed structural engineer stamps them where the scope calls for it, and we submit them and manage the whole process for you.
All of Clairemont, zip codes 92117 and 92111, and the neighborhoods around it: Pacific Beach, Kearny Mesa, University City, La Jolla and Mission Valley. If your street is not on our list, call us anyway. We serve every city in San Diego County.
A kitchen remodel usually takes about 4 to 8 months from the first consultation to completion. A bathroom typically takes 3 to 5 months. The design and permit phases come first, and construction is the shorter part. Permit review times vary with the City of San Diego, and we plan around them.
