Del Mar's beach cottages, bluff homes and the hillside houses of Del Mar Heights come with ocean views, coastal permits and a design review process we know well.

Kaminskiy Design and Remodeling was founded in San Diego by Sergei Kaminskiy in 2005 and is still founder-led. In Del Mar our designers, architectural drafters and project managers take your home from the first sketch to the final walkthrough, on one contract, and we handle the plans and permits with the City of Del Mar, coastal zone included. No handoffs, no finger-pointing, no surprises.

What to know first

Del Mar is two square miles with its own City Hall. Here is what shapes a remodel.

Del Mar is one of the smallest cities in the county and one of the most carefully reviewed. Its beach cottages from the 1920s to the 1960s, the bluff-top homes above the tracks, and the hillside houses east of Camino del Mar all sit in the coastal zone, under a Design Review Board that sees most exterior changes and floor-area limits that keep the town low. Del Mar Heights and Del Mar Terrace, just east, are City of San Diego and play by different rules. Ten of our gallery projects are in Del Mar, more than any coastal neighborhood we serve.

Del Mar, San Diego County. Our Design Center in Rancho Bernardo is about 25 minutes away off peak; the first meeting is at your home.

Inside the city limits, permits come from the City of Del Mar's Planning and Community Development Department, not the City of San Diego. The addresses east of Interstate 5 that call themselves Del Mar, including Del Mar Heights and Del Mar Terrace, are City of San Diego and go to its Development Services Department. We check the parcel before the first sketch, because the two paths differ.

We prepare the drawings, submit them and attend the Design Review Board when the project needs it.

Del Mar's Design Review Board reviews most exterior changes, from a new window facing a neighbor to a second story, against the city's design guidelines on bulk, scale, view and privacy. Interior remodels do not go to the board. The review is thorough and it adds months, and a complete, neighborly submission is what moves it along; we have prepared them before.

All of Del Mar lies in the coastal zone, so additions, second stories and bluff-top work need a Coastal Development Permit alongside the building permit; interior work is exempt. On the bluff lots along Stratford Court and Ocean Front the setback from the bluff edge and a geotechnical report come first, and some projects are appealable to the California Coastal Commission.

Del Mar's zoning holds houses to a floor area ratio and a height that keep the town low, and most lots are already close to the limit. A second story is often a trade: floor area added above comes off somewhere else. We run the numbers for the lot before we draw, so the design is the one the city can approve.

Nothing in Del Mar is more than a mile from the ocean. Hardware, fixtures and exterior wood live in salt air and the marine layer, so the materials that last are marine-grade stainless, fiberglass or aluminum-clad windows and sealed or composite trim. The 1920s to 1960s cottages usually hold termite and dry rot repairs in the ocean-facing framing, and we price for them.

Much of Del Mar's housing is past 45 years, and both the city and, east of the freeway, the City of San Diego review older homes for historical significance when a permit changes the exterior. Interior-only work is exempt. The Del Mar beach colony cottages are the ones most likely to be looked at closely, and we fold the review into the permit.

To orient yourself: Camino del Mar runs through the village past City Hall and L'Auberge, the Del Mar Fairgrounds and racetrack sit at the river mouth, Powerhouse Park is on the beach, and Torrey Pines State Reserve rises to the south. Finishes are chosen at our Design Center in Rancho Bernardo, about 25 minutes by State Route 56 and Interstate 5; the first appointment is a walk through your house with the designer.

The Del Mar remodeling guide

What we remodel in Del Mar, room by room.

What Del Mar homeowners ask us for, room by room, and what each project runs into here. Ten Del Mar projects are in our gallery below.

A 1950s or 1960s cottage opened up and brought to today without triggering the Design Review Board: the plan opens, the systems are replaced, the ocean-side framing is repaired, and the exterior stays. When the footprint or roof changes, the board and the coastal permit join the project and the schedule grows with them.

Whole home remodeling

Four of our ten Del Mar projects are kitchens: a modern kitchen, a kitchen and deck remodel, a kitchen with banquette seating, and a Del Mar Heights kitchen. Small cottage kitchens opened to the living room, materials chosen for salt air, and in the hillside homes a kitchen turned toward the view.

Six Del Mar bathrooms are in our gallery, including a three-bathroom remodel and a kids' upstairs bath. Cottages with one small bath get a second; primary baths get a walk-in shower and ventilation sized for the marine layer.

Bathroom remodeling

The hardest project in Del Mar: floor area limits, the height limit, the Design Review Board, the coastal permit and, on the bluffs, the geotechnical report. Possible, often; quick, never. We tell you the realistic path at the first meeting.

Room additions

State law allows an ADU on a single-family lot in Del Mar as everywhere, and the city reviews it against its coastal and design rules. A converted garage or a small unit under the floor area cap is the realistic form on Del Mar's lots.

ADUs and conversions

Decks and patios built for salt air and the view, with the bluff setback and the board's view and privacy guidelines in the plan. Our Del Mar kitchen and deck remodel in the gallery shows the kitchen and the outdoors done together.

Outdoor living

Many Del Mar owners have been in their cottages for decades and intend to stay. A curbless shower, a no-step entry and wider doors, designed in during a remodel, let them.

If it is west of Interstate 5 in the 92014 zip code, almost certainly Del Mar; Del Mar Heights and Del Mar Terrace east of the freeway are City of San Diego. The permit path differs, and we check the parcel before the first sketch.

Not if it stays inside the existing walls. The board reviews exterior changes. A new window toward a neighbor, a deck or a second story brings it in, along with the coastal permit.

A kitchen or bath inside the walls runs three to six months from the first visit. A project that changes the exterior adds the Design Review Board and the Coastal Development Permit, and runs a year or more. We plan for whichever yours is.

Nothing. The in-home design consultation is complimentary anywhere in Del Mar. A designer comes to your home, listens to what you want to change, takes measurements and photos, and tells you honestly whether we are the right fit for the project.

We do. Permits for Del Mar homes are issued by the City of Del Mar. Our design and architectural team drafts the construction documents, a licensed structural engineer stamps them where the scope calls for it, and we submit them and manage the whole process for you. Parts of Del Mar sit in the coastal zone, which adds a coastal development review to some projects; we plan for it from the first meeting.

Yes. 10 Del Mar projects are in our online gallery, with the photos, and hundreds more across San Diego County. Your designer can also show you work in your neighborhood at the first meeting.

All of Del Mar, zip code 92014, and the neighborhoods around it: Carmel Valley, Solana Beach, La Jolla and Rancho Santa Fe. If your street is not on our list, call us anyway. We serve every city in San Diego County.

A kitchen remodel usually takes about 4 to 8 months from the first consultation to completion. A bathroom typically takes 3 to 5 months. The design and permit phases come first, and construction is the shorter part. Permit review times vary with the City of Del Mar, and we plan around them.
