Scripps Ranch's eucalyptus-lined streets hold 1980s and 1990s family homes that are now getting their second kitchen, a primary suite, or a room added for the next generation.

Kaminskiy Design and Remodeling was founded in San Diego by Sergei Kaminskiy in 2005 and is still founder-led. In Scripps Ranch our designers, architectural drafters and project managers take your home from the first sketch to the final walkthrough, on one contract, and we handle the plans and permits with the City of San Diego. No handoffs, no finger-pointing, no surprises.

What to know first

Scripps Ranch grew up under the eucalyptus. Here is what shapes a remodel.

Scripps Ranch was planned in the 1970s on the old Scripps ranch land, and its eucalyptus groves still line the streets. The homes are 1970s and 1980s two-stories in the original villages, 1990s houses around Miramar Lake, and the newer, larger homes on the lots rebuilt after the Cedar Fire of 2003, which destroyed more than three hundred houses here. The City of San Diego issues the permits, the homeowner associations and the Scripps Ranch Civic Association watch the exterior, and the fire rules are taken seriously. We serve homeowners across 92131.

Scripps Ranch is a community of the City of San Diego, so permits come from the City's Development Services Department. Most work is a building permit with no hearing; the Scripps Ranch Planning Group sees the rare discretionary project. No coastal rules apply this far inland.

You will not stand at the permit counter; our team files the set and sees it through to issuance.

The Cedar Fire of October 2003 destroyed more than three hundred Scripps Ranch homes, and the community rebuilt with the fire in mind. Homes on the canyon edges and near the groves sit in the City's brush management zones and in Cal Fire's higher fire hazard severity zones; additions and ADUs there are built to the ignition-resistant rules, with ember-resistant vents, protected eaves and defensible space. We design to them from the start.

Most Scripps Ranch streets sit inside a homeowner association with architectural review for exterior changes, and the Scripps Ranch Civic Association keeps a close eye on the community's look. Interior remodels need nothing from them; a new window, a patio cover, an addition or an ADU goes to the architectural committee before the City issues the permit. We read the CC&Rs first and submit to both.

The groves are the community's signature and its complication. Their roots lift hardscape and foundations, their shade decides where a kitchen window should go, and their litter is a fire concern near the house. Outdoor living and additions in Scripps Ranch are designed around the trees, and the City's rules on brush management govern what is cleared near a structure.

Under state law a single-family lot may add one accessory dwelling unit and one junior unit and bars associations from prohibiting them. On Scripps Ranch's planned lots the realistic forms are a garage conversion or a compact detached unit where the yard allows; on the larger lots of the post-fire rebuilds and the newer estates, a real casita. We submit to the City and the HOA together.

The Scripps Ranch house we remodel most is a two-story from the late 1970s or 1980s: a kitchen behind a wall, a family room with a fireplace, a formal living room, four bedrooms up a stair. The remodel opens the kitchen to the family room, rebuilds the baths, replaces the systems and adds the room the next generation needs. Our Scripps Ranch whole home remodel and children's addition in the gallery are both that house.

To orient yourself: Interstate 15 and Scripps Poway Parkway cross at the community's center, Miramar Lake and its loop lie to the south, Scripps Ranch High School sits on Scripps Ranch Boulevard, and the eucalyptus groves run through all of it. Finishes are chosen at our Design Center in Rancho Bernardo, about 10 minutes up Interstate 15; every project starts with a visit to your home, not to ours.

The Scripps Ranch remodeling guide

What we remodel in Scripps Ranch, room by room.

What Scripps Ranch homeowners ask us for, room by room. Every service below has its own Scripps Ranch page with the local projects and questions.

Our Scripps Ranch whole home remodel in the gallery is the template: a 1980s two-story with the kitchen opened to the family room, the baths rebuilt, the floors and lighting replaced and the systems brought to today. Most families stay in the house through a schedule phased by floor.

What a kitchen costs in San Diego in 2026

The 1980s primary bath is large and poorly used: a corner tub, a small shower, a long double vanity. The remodel trades the tub for a walk-in shower and adds the storage the room never had; hall baths get a layout two children can share.

Bathroom remodeling in Scripps Ranch

Our Scripps Ranch children's addition in the gallery is the common form: a room added for a growing family, matched to the house, approved by the HOA, permitted by the City, and in the fire zones built to the ignition-resistant rules.

Room additions in Scripps Ranch

A converted garage on a planned lot, a detached unit on the larger post-fire lots. State law gives you the right; the HOA shapes the look; the City permits it.

ADUs and conversions in Scripps Ranch

Covered patios for the inland heat, outdoor kitchens, fire features placed to the brush management rules, and hardscape designed around the eucalyptus roots.

Outdoor living in Scripps Ranch

Many Scripps Ranch owners have been in the house since the 1980s and plan to stay. A first-floor suite with a curbless shower, a no-step entry and wider doors is the remodel that lets them.

Homes on the canyon edges and near the groves often are, and the City's brush management zones apply there. We check both maps for your lot at the first visit; additions and ADUs in the zone are designed to the ignition-resistant rules from the start.

Not work inside the walls. Exterior changes, including windows, patio covers, additions and ADUs, go to the association's architectural committee before the City permit. We submit to both.

Usually, with the roots and the fire rules in the plan. The City's brush management rules govern what is cleared near a structure, and we design hardscape and foundations around the trees that stay.

Nothing. The in-home design consultation is complimentary anywhere in Scripps Ranch. A designer comes to your home, listens to what you want to change, takes measurements and photos, and tells you honestly whether we are the right fit for the project.

We do. Permits for Scripps Ranch homes are issued by the City of San Diego. Our design and architectural team drafts the construction documents, a licensed structural engineer stamps them where the scope calls for it, and we submit them and manage the whole process for you.

Yes. Two projects in Scripps Ranch are in our online gallery, along with projects in Poway and hundreds more across San Diego County. Your designer can show you work near you at the first meeting.

A kitchen remodel usually takes about 4 to 8 months from the first consultation to completion. A bathroom typically takes 3 to 5 months. The design and permit phases come first, and construction is the shorter part. Permit review times vary with the City of San Diego, and we plan around them.
