Whole home remodels, kitchens, bathrooms, additions and ADUs in Encinitas.
Leucadia, Old Encinitas, Olivenhain and New Encinitas each have their own character, from surf cottages to ranch homes on big lots, and each is a place we have built.
Kaminskiy Design and Remodeling was founded in San Diego by Sergei Kaminskiy in 2005 and is still founder-led. In Encinitas our designers, architectural drafters and project managers take your home from the first sketch to the final walkthrough, on one contract, and we handle the plans and permits with the City of Encinitas, coastal zone included. No handoffs, no finger-pointing, no surprises.

Encinitas is five neighborhoods and one City Hall. Here is what shapes a remodel.
Encinitas incorporated in 1986 out of five communities that still feel different: the beach cottages of Leucadia and Old Encinitas west of the tracks, the 1970s and 1980s tracts of New Encinitas, the ranch homes and horse properties of Olivenhain, and Cardiff by the Sea, which has its own page. The City issues its own permits, runs its own coastal program, and caps buildings at two stories. We serve homeowners in all of them, from Neptune Avenue to Rancho Santa Fe Road.
Encinitas, San Diego County. Our Design Center in Rancho Bernardo is about 30 minutes away off peak; the first meeting is at your home.
Encinitas is its own city, so permits come from the City of Encinitas Development Services Department on Vulcan Avenue, not from the County or the City of San Diego. The City runs its own certified Local Coastal Program, which means it also issues the Coastal Development Permit when one is required, without a separate trip to the Coastal Commission for most projects.
We prepare the drawings, submit them, answer the planners' comments and attend the hearing if a project needs one.
Everything west of Interstate 5 and much of the land east of it sits in the coastal zone. Interior remodels are exempt; additions, second stories and anything on a bluff-top lot along Neptune Avenue or Pacific Avenue can need a Coastal Development Permit and a geotechnical report on the bluff. Bluff-top work is the most reviewed kind of project in the city, and we plan the schedule around it.
Encinitas voters passed Proposition A in 2013, which among other things holds residential buildings to two stories and 30 feet citywide. A second-story addition in Encinitas is designed to that number from the first sketch, and the roof form, plate heights and where the stair lands all follow from it.
East of El Camino Real the lots grow to an acre or more, many homes are on septic rather than sewer, and the hills sit in Cal Fire's higher fire hazard severity zones. An addition or an ADU there means a septic capacity check, ignition-resistant construction in the fire zone, and the Olivenhain Municipal Water District for water. It is also where the room for a casita or a pool house is.
Encinitas has been among the more ADU-friendly cities in the county, with a permit-ready ADU program that offers pre-approved plans to shorten the review. State law guarantees an ADU and a junior ADU on a single-family lot; in the coastal zone the City checks the coastal rules as well. Leucadia garages and Olivenhain yards both make good ADUs for different reasons.
In Leucadia, Old Encinitas and along the 101, hardware and exterior wood live in salt air and the marine layer. Marine-grade stainless, fiberglass or aluminum-clad windows and sealed exterior trim last; the 1950s cottage framing often holds termite and dry rot repairs we expect and price for. A mile inland the concern shifts from salt to sun.
To orient yourself: Coast Highway 101 and the Coaster station run through the old downtown, Moonlight Beach and Swami's bracket it, the Self-Realization Fellowship gardens sit above the surf, and the San Diego Botanic Garden is up Quail Gardens Drive. Finishes are chosen at our Design Center in Rancho Bernardo, about 30 minutes by State Route 56 and Interstate 5; your designer comes to you for the first meeting.

The Encinitas remodeling guide
What we remodel in Encinitas, room by room.
What Encinitas homeowners ask us for, room by room. Every service below has its own Encinitas page with the local projects and questions.
Two houses dominate: the 1950s and 1960s beach cottage west of the tracks that has never been opened up, and the 1970s or 1980s New Encinitas tract home with a closed kitchen and a formal living room nobody uses. Both get the plan opened, the systems replaced and the light brought in, under the two-story height limit and, west of Interstate 5, the coastal review for anything that changes the outside.
Whole home remodeling in EncinitasThree of our five Encinitas projects are kitchens. The Encinitas kitchen page covers the galley cottage kitchens, the tract kitchens behind a wall, and what salt air does to hardware a block from the 101.
Kitchen remodeling in EncinitasWhat a kitchen costs in San Diego in 2026
Cottages with one bath that need a second; tract homes whose primary bath is all tub and no shower; and bathrooms that stay damp through the marine layer because the fan vents into the attic. Our Encinitas primary bath suite in the gallery shows the version most clients want.
Bathroom remodeling in EncinitasOn Leucadia's small lots the addition goes up, within the 30-foot limit and with the coastal permit; in Olivenhain it goes out, with the septic and the fire zone in the plan. Either way the structural engineer decides more about the budget than the finishes do.
Room additions in EncinitasA converted garage near the beach, a detached casita on an Olivenhain acre, or a unit over a new garage. Encinitas's permit-ready ADU program can shorten the review for standard plans; a custom unit follows the regular path.
ADUs and conversions in EncinitasOur Encinitas outdoor fireplace in the gallery is the most common wish: a place to sit outside after the marine layer burns off. Covered patios, outdoor kitchens and fire features, built from materials that shrug off salt air, and within the bluff setbacks on the coast.
Outdoor living in EncinitasEncinitas has many long-time owners who intend to stay in the house they bought in the 1970s. A single-level plan where the lot allows it, a curbless shower, wider doors and a no-step entry are the remodel that lets them.

Read all FAQsThe City of Encinitas Development Services Department. Encinitas is its own city and runs its own coastal program, so it also issues the Coastal Development Permit when a project needs one. We prepare and submit everything.
Yes. Encinitas holds residential buildings to two stories and 30 feet citywide, a rule the voters set with Proposition A in 2013. We design second-story additions to it from the first sketch.
Not a problem, a step. The septic system's capacity has to cover the added bedrooms or the new unit, and we check it before design. In the fire hazard zones the construction also follows the ignition-resistant rules.
Nothing. The in-home design consultation is complimentary anywhere in Encinitas. A designer comes to your home, listens to what you want to change, takes measurements and photos, and tells you honestly whether we are the right fit for the project.
We do. Permits for Encinitas homes are issued by the City of Encinitas. Our design and architectural team drafts the construction documents, a licensed structural engineer stamps them where the scope calls for it, and we submit them and manage the whole process for you. Parts of Encinitas sit in the coastal zone, which adds a coastal development review to some projects; we plan for it from the first meeting.

A kitchen remodel usually takes about 4 to 8 months from the first consultation to completion. A bathroom typically takes 3 to 5 months. The design and permit phases come first, and construction is the shorter part. Permit review times vary with the City of Encinitas, and we plan around them.
