Out of space? Do not move. Improve. A Kaminskiy addition starts with how you live and what your lot allows: build out, or build up. Room additions in Encinitas
More house, where you already live.
A room addition is the way to fix the one thing a good San Diego home gets wrong: it ran out of space. An extra bedroom, a second bathroom, a bigger kitchen, a family room, a suite for a parent, a second story over a one-story house, built to look as if it was always part of the original structure.
Kaminskiy designs and builds room and home additions across San Diego County, from a single bedroom to a second story, permitted and built on one contract. Bathrooms, casitas and guest houses, home theaters, man caves and studies, pool houses and cabanas: we have built every kind of addition to San Diego homes, by building out on the ground floor or building up with a second story. Our designers, architectural drafters and project managers take it from the first sketch to the final walkthrough on one contract, with one fixed price before the first footing is poured. Founded in San Diego by Sergei Kaminskiy, and still founder-led.
Leucadia, Old Encinitas, Olivenhain and New Encinitas each have their own character, from surf cottages to ranch homes on big lots, and each is a place we have built. Permits for room additions in Encinitas are issued by the City of Encinitas. Our design and architectural team drafts the construction documents, a licensed structural engineer stamps them where the scope calls for it, and we submit them and manage the whole process for you. Parts of Encinitas sit in the coastal zone, which adds a coastal development review to some projects; we plan for it from the first meeting.

Room additions in Encinitas: up at the beach, out in Olivenhain.
On the small lots of Leucadia and Old Encinitas the only way to grow is a second story, within the City's two-story, 30-foot limit and with the Coastal Development Permit that added floor area brings west of Interstate 5. In Olivenhain and Encinitas Ranch the lot has room to build out, and the questions become septic capacity and the fire zone instead.
A second story on a Leucadia cottage is designed to the 30-foot limit from the first sketch, and because it adds floor area in the coastal zone it needs a Coastal Development Permit from the City of Encinitas alongside the building permit. Our structural engineer checks whether the cottage's foundation and walls can carry the new floor, which decides more about the budget than the finishes.
An acre lot makes a ground-floor addition the natural choice: a family room, a first-floor suite, a studio. If the home is on septic, the system's capacity must cover the added bedrooms. In Cal Fire's higher fire hazard severity zones the addition is built to the ignition-resistant rules, with the vents, eaves and windows to match.
Additions on the bluff-top lots along Neptune and Pacific Avenues are the most reviewed projects in the city: a geotechnical report on the bluff, setbacks from its edge and the coastal permit all apply. We bring the geotechnical engineer in before the design.
Families who have outgrown the cottage but not the street, Olivenhain owners adding a suite for a parent, and homeowners who need a real office. The first meeting is at your home, with the lot's rules in hand.
Finishes are chosen at our Design Center in Rancho Bernardo, about 30 minutes off peak; your designer comes to you for the first meeting.

Room additions in Encinitas, in detail.
How a room addition goes in Encinitas.
Two stories and 30 feet citywide; the coastal zone's permit west of Interstate 5 for added floor area; septic and fire rules in the east. We confirm which apply to your lot before we design.
Whether the existing foundation and walls can carry a second floor, or whether the addition should go out instead. The structural engineer's answer sets the budget.
A cottage addition that looks like it was always there, or a tract addition matched in stucco, roof and windows. Either way the City's design review goes faster when the addition fits.
A City of Encinitas building permit, plus the coastal permit where it applies. Six to ten months from the first visit to completion, longer with a coastal hearing. If what you need is a separate unit, an ADU may be the better path.

We do. Permits for room additions in Encinitas are issued by the City of Encinitas. Often, yes, within the City's two-story, 30-foot limit and with a Coastal Development Permit for the added floor area. Our structural engineer confirms whether the existing foundation and walls can carry the new floor.
Six to ten months from the first visit to completion, longer when a coastal permit and hearing are part of the project.
It sets a step: the system's capacity has to cover the added bedrooms. We check it before design, and an upgrade is part of the plan when it is needed.
With the number of variables in a project like this, it is not easy to estimate without knowing what you want. Where you live, the size of the addition, the age of your home and what the new room holds all change the number. In San Diego County home additions typically run from $350 to $650 per square foot, so a basic addition costs around $100,000 and bump-outs start at about that figure. What we promise is a fixed price in writing before the first footing is poured: at the design and bid presentation you see every line of the scope, the contract and the schedule together. The complimentary in-home consultation is where that number starts.
It depends on the room you add. A great room, kitchen or living room addition may add around 70 percent of its cost to your property value; something smaller, like an extra bedroom, office or bathroom, may add around 15 percent. The size and scope of the project, and the budget you put into it, decide how much the value moves. The bigger return is daily: a home that fits the family in it, and one you did not have to leave.
Building out adds a room on the ground level and is the most common kind of addition. It grows the house's footprint, so a new foundation is poured and some yard space goes to the new room. Building up adds a room, or a whole floor, to the second story, or adds a second story to a one-story house. It keeps your yard, usually needs no new foundation (the existing one may be strengthened to carry the weight) and needs a staircase inside, and your area's rules on house size and height apply. Your designer walks the lot with you and tells you which one the house and the property line allow.
A room addition, also called a bump-out, is usually a single-room structure built onto the house: a bigger kitchen, another bathroom or bedroom, a larger primary suite, a personal office. Added rooms are often built for one purpose, but not always: a combination office and guest room, or a sunroom that doubles as a second living room. It is less expensive than a whole home remodel and adds new life to an older home.
Yes. In-law suites, also called granny flats or accessory dwelling units, can be attached to the house or detached in the yard, and recent changes to state and local legislation have made them easier and less expensive to build on San Diego properties. They add square footage and substantial property value, give parents or guests a private place to stay, and are built with aging in place in mind from the start. Our ADU page covers the types, the rules and what we have built.
