Out of space? Do not move. Improve. A Kaminskiy addition starts with how you live and what your lot allows: build out, or build up. Room additions in Rancho Santa Fe
More house, where you already live.
A room addition is the way to fix the one thing a good San Diego home gets wrong: it ran out of space. An extra bedroom, a second bathroom, a bigger kitchen, a family room, a suite for a parent, a second story over a one-story house, built to look as if it was always part of the original structure.
Kaminskiy designs and builds room and home additions across San Diego County, from a single bedroom to a second story, permitted and built on one contract. Bathrooms, casitas and guest houses, home theaters, man caves and studies, pool houses and cabanas: we have built every kind of addition to San Diego homes, by building out on the ground floor or building up with a second story. Our designers, architectural drafters and project managers take it from the first sketch to the final walkthrough on one contract, with one fixed price before the first footing is poured. Founded in San Diego by Sergei Kaminskiy, and still founder-led.
Rancho Santa Fe's estates and the homes of Fairbanks Ranch and the Covenant call for a different scale of remodel, and for working with the Rancho Santa Fe Association's review process. Rancho Santa Fe is unincorporated, so plans for room additions go to the County of San Diego, and homes inside the Covenant also go through the Rancho Santa Fe Association's review. Our design and architectural team drafts the construction documents, a licensed structural engineer stamps them where the scope calls for it, and we manage the whole permit process for you.

Additions in Rancho Santa Fe: a wine cellar, a guest wing, a pool house.
Our Rancho Santa Fe home wine cellar addition in the gallery shows one kind; guest wings, studios, garages with rooms above and pool houses are the others. Two acres give the room. The Art Jury inside the Covenant, the County's permit, the septic system's capacity and the fire rules give the shape.
Inside the Covenant every addition goes to the Rancho Santa Fe Association's Art Jury before the County permit: siting, roof form, materials and how the new wing meets the old house. In Fairbanks Ranch, the Crosby and the Bridges, the community's architectural committee plays the same role. We design to the standards and present a complete submission.

A guest wing adds bedrooms, and the County checks the septic system's capacity against them. On two acres there is usually room to expand the system, and we size it with the addition. A wine cellar or a studio without a bedroom adds little load.
In the fire hazard zones the addition is built to the ignition-resistant rules, with defensible space around it. The Rancho Santa Fe Fire Protection District's access requirements for the driveway and turnaround shape where a detached pool house or a garage wing can go.
Collectors who want the cellar the house never had, families adding a wing for visiting children and grandchildren, and owners who want the pool to have a house of its own. The first meeting is at your home, walking the land.

How an addition goes in Rancho Santa Fe.
Where the wing meets the house, how it reads from the drive, and what the Art Jury will want to see: roof, materials, proportion.
Below grade or built into a slope, insulated and conditioned, with racking designed to the collection. The County permit covers the structure; the Jury sees whatever shows outside.
Bedrooms count against septic; detached structures need fire access. Both are settled before design.
The Art Jury or the community's committee, then the County permit. Eight to twelve months from the first visit to completion. A wing that becomes a separate dwelling is a casita or ADU, with its own rules.

We do.
Inside the Covenant, yes: any exterior change does. In the gated communities the architectural committee reviews it. We design to the standards and present complete submissions, which is what keeps the review short.
Eight to twelve months from the first visit to completion, with the Art Jury review and the County permit first.
Yes. Our Rancho Santa Fe wine cellar addition in the gallery did exactly that, built into the house with its own conditioning and racking.
With the number of variables in a project like this, it is not easy to estimate without knowing what you want. Where you live, the size of the addition, the age of your home and what the new room holds all change the number. In San Diego County home additions typically run from $350 to $650 per square foot, so a basic addition costs around $100,000 and bump-outs start at about that figure. What we promise is a fixed price in writing before the first footing is poured: at the design and bid presentation you see every line of the scope, the contract and the schedule together. The complimentary in-home consultation is where that number starts.
It depends on the room you add. A great room, kitchen or living room addition may add around 70 percent of its cost to your property value; something smaller, like an extra bedroom, office or bathroom, may add around 15 percent. The size and scope of the project, and the budget you put into it, decide how much the value moves. The bigger return is daily: a home that fits the family in it, and one you did not have to leave.
Building out adds a room on the ground level and is the most common kind of addition. It grows the house's footprint, so a new foundation is poured and some yard space goes to the new room. Building up adds a room, or a whole floor, to the second story, or adds a second story to a one-story house. It keeps your yard, usually needs no new foundation (the existing one may be strengthened to carry the weight) and needs a staircase inside, and your area's rules on house size and height apply. Your designer walks the lot with you and tells you which one the house and the property line allow.
A room addition, also called a bump-out, is usually a single-room structure built onto the house: a bigger kitchen, another bathroom or bedroom, a larger primary suite, a personal office. Added rooms are often built for one purpose, but not always: a combination office and guest room, or a sunroom that doubles as a second living room. It is less expensive than a whole home remodel and adds new life to an older home.
Yes. In-law suites, also called granny flats or accessory dwelling units, can be attached to the house or detached in the yard, and recent changes to state and local legislation have made them easier and less expensive to build on San Diego properties. They add square footage and substantial property value, give parents or guests a private place to stay, and are built with aging in place in mind from the start. Our ADU page covers the types, the rules and what we have built.
