National City's early-1900s homes and post-war bungalows reward careful remodeling, and many of its lots have room for an ADU.

Kaminskiy Design and Remodeling was founded in San Diego by Sergei Kaminskiy in 2005 and is still founder-led. In National City our designers, architectural drafters and project managers take your home from the first sketch to the final walkthrough, on one contract, and we handle the plans and permits with the City of National City. No handoffs, no finger-pointing, no surprises.

What to know first

National City is the county's second-oldest city, with houses to match. Here is what shapes a remodel.

National City incorporated in 1887 and still holds some of the county's oldest houses: Victorians and Craftsman bungalows near Brick Row and Kimball Park, 1920s and 1930s Spanish homes on the grid, and post-war ranches on the slopes toward Paradise Hills and Lincoln Acres. The City issues its own permits, the lots are small but often have alleys, and the housing is affordable enough that a second bath or an ADU changes a family's finances. We have not yet published a National City project; our nearest work is in Chula Vista, ten minutes south, and it is shown below, labelled as such.

National City, San Diego County. Our Design Center in Rancho Bernardo is about 35 minutes away off peak; the first meeting is at your home.

National City is its own city, so permits come from the City of National City Community Development Department at City Hall, not from the County or the City of San Diego. Lincoln Acres, the unincorporated pocket inside the city's borders, goes to the County's counter; Paradise Hills to the east is City of San Diego. We check the parcel first.

From the first sheet to the issued permit, the paperwork stays on our desk.

Brick Row on A Avenue dates from 1887, and the blocks around Kimball Park hold Victorians and Craftsman bungalows that are among the oldest homes in the county. The City reviews designated and potentially historic homes when a permit changes the exterior, and the oldest ones can qualify for Mills Act tax contracts. We design exterior changes to the house's character and carry the review.

Most National City houses are small: two or three bedrooms, one bath, a closed kitchen, a raised floor over a crawl space in the older ones and a slab in the post-war ranches. The remodel opens the kitchen to the living room, adds a second bath and a closet, and replaces systems that are original, all within the walls. The alleys often leave room for an ADU.

A 1920s National City house often carries knob-and-tube wiring, a 60-amp panel, galvanized or lead supply lines and a sewer lateral older than anyone alive. The raised floor makes new plumbing a planned step; the wiring is replaced while the walls are open; the lateral is checked with a camera first. We price all of it from the first meeting.

Every single-family lot in California may now carry an ADU and a junior ADU by right, the City issues the permit, and National City's alleys and detached garages make the garage conversion the natural unit. Few streets have HOAs, so the City permit is usually the only approval, and a unit near the trolley and the Navy base rents readily.

National City's west edge is the working bayfront and Naval Base San Diego, and the homes nearest it live in salt air: marine-grade hardware and clad windows last, untreated wood does not. Many National City households are Navy families on a three-year cycle, and we plan schedules around a move date.

To orient yourself: National City Boulevard runs north to south past City Hall and the Mile of Cars, Kimball Park and Brick Row sit at the center, the trolley runs along the bayfront to the west, and Paradise Hills rises to the east. Our nearest gallery projects are in Chula Vista, ten minutes south. Finishes are chosen at our Design Center in Rancho Bernardo, about 35 minutes away; the first meeting is at your home.

The National City remodeling guide

What we remodel in National City, room by room.

What National City homeowners ask us for, room by room. Our Chula Vista projects, ten minutes south, are in the gallery below.

A Craftsman or Spanish house rewired, replumbed and opened at the back with its front rooms kept; or a post-war ranch opened up and its systems replaced. The historic review applies to the oldest homes when the exterior changes.

Whole home remodeling

The small closed kitchen opened to the living room, cabinets to the ceiling, the 60-amp panel replaced and the hood vented outside. Our Chula Vista kitchen remodel in the gallery is the same project, ten minutes south.

Kitchen remodeling
What a kitchen costs in San Diego in 2026

The one-bath house gets a second from a closet or a corner of a bedroom, and the raised floor makes the new drain a planned step. Our Chula Vista primary bath in the gallery shows the finished standard.

Bathroom remodeling

Small lots take a rear addition or a second story; the structural engineer's answer on a century-old foundation sets the budget, and the historic review applies to the oldest homes.

Room additions

The alley garage, converted or rebuilt, near the trolley and the base. The City permits it; few streets have an HOA.

ADUs and conversions

Small yards used well, materials for salt air near the bay, and a covered patio for the warmth inland. Our Chula Vista outdoor living remodel in the gallery is the local example.

Outdoor living

Single-story homes with a few steps at the porch. A no-step path from the alley, a curbless shower and wider doors let long-time owners stay.

There is no published project here yet. Our nearest work is in Chula Vista, ten minutes south, in the same older housing, and it is in the gallery below. The same team and the same approach.

The City of National City Community Development Department at City Hall, for addresses inside the city. Lincoln Acres is unincorporated County and Paradise Hills is City of San Diego; we check the parcel first.

Often knob-and-tube wiring, a small panel, galvanized or lead supply lines and a raised floor over a crawl space. The floor makes new plumbing easier; the wiring is replaced while the walls are open, and we price it from the first meeting.

Nothing. The in-home design consultation is complimentary anywhere in National City. A designer comes to your home, listens to what you want to change, takes measurements and photos, and tells you honestly whether we are the right fit for the project.

We do. Permits for National City homes are issued by the City of National City. Our design and architectural team drafts the construction documents, a licensed structural engineer stamps them where the scope calls for it, and we submit them and manage the whole process for you.

All of National City, zip code 91950, and the neighborhoods around it: Chula Vista, Lemon Grove, Coronado and Imperial Beach. If your street is not on our list, call us anyway. We serve every city in San Diego County.

A kitchen remodel usually takes about 4 to 8 months from the first consultation to completion. A bathroom typically takes 3 to 5 months. The design and permit phases come first, and construction is the shorter part. Permit review times vary with the City of National City, and we plan around them.

At the Kaminskiy Design Center, 12396 World Trade Dr, Suite 108, San Diego, CA 92128, with your designer. Most clients visit once or twice during the design phase. The first meeting, though, happens at your National City home.
