Solana Beach pairs the Cedros Avenue design district with quiet residential streets east of the tracks, and its homes range from 1950s originals to new builds.

Kaminskiy Design and Remodeling was founded in San Diego by Sergei Kaminskiy in 2005 and is still founder-led. In Solana Beach our designers, architectural drafters and project managers take your home from the first sketch to the final walkthrough, on one contract, and we handle the plans and permits with the City of Solana Beach, coastal zone included. No handoffs, no finger-pointing, no surprises.

What to know first

Solana Beach is a small city where the view is written into law. Here is what shapes a remodel.

Solana Beach is three square miles of 1920s Eden Gardens cottages, 1950s and 1960s beach homes west of the tracks, 1970s hillside houses in Lomas Santa Fe, and bluff-top homes above Fletcher Cove. The City issues its own permits, runs its own coastal program, reviews second stories under a view assessment ordinance that gives neighbors a say, and watches its bluffs more closely than any city in the county. Our one Solana Beach project in the gallery is a whole home remodel, and our Del Mar and Encinitas work is minutes away on either side.

Solana Beach is its own city, so permits come from the City of Solana Beach Community Development Department at City Hall, not from the County or the City of San Diego. Most interior remodels are a building permit; additions, second stories and anything on the bluff draw the City's reviews, which it runs under its own coastal program.

We prepare the drawings, submit them and attend the City's hearings when the project needs one.

Solana Beach's view assessment ordinance lets neighbors ask the City to review a second story or an addition that could block their view, and the City can require changes. It is the single rule that shapes additions here more than any other. We design second stories with the neighbors' sightlines in hand and walk the street before we draw, which is how most projects avoid a hearing.

The homes above Fletcher Cove and along the bluff edge are the most reviewed in the city: a geotechnical report on the bluff, a setback from its edge, the City's coastal permit and the California Coastal Commission's shoreline rules. Bluff retention and sea-level planning are live issues in Solana Beach, and a bluff-top project begins with the geotechnical engineer, not the designer.

Eden Gardens, east of the tracks along Valley Avenue, is one of the county's oldest neighborhoods, settled in the 1920s, and its small homes on small lots sit beside the 1950s beach cottages to the west. A remodel there opens a closed plan, adds a bath, replaces original systems and specifies for salt air. Homes past the City's historic review age get that review when a permit changes the exterior.

East of the freeway, Lomas Santa Fe's 1970s homes sit on hillside lots around the golf course, many under homeowner associations that review exterior changes. Interior work needs nothing from them; a new window, a patio cover or an addition goes to the committee before the City permit. Our Solana Beach whole home remodel in the gallery is a house of this era, brought to today.

West of the tracks, marine-grade stainless hardware, fiberglass or aluminum-clad windows and sealed trim are what last, and the older framing often holds termite and dry rot repairs we expect and price for. Bathrooms need ventilation sized for the marine layer; east of the freeway the standard shifts toward sun and wear.

To orient yourself: the Coast Highway and the Cedros Avenue design district run through the center past the train station, Fletcher Cove opens to the beach below City Hall, Lomas Santa Fe Drive climbs east over the freeway to the golf course, and Del Mar begins at the lagoon. Finishes are chosen at our Design Center in Rancho Bernardo, about 25 minutes away, or a few blocks away on Cedros Avenue; every project starts with a visit to your home, not to ours.

The Solana Beach remodeling guide

What we remodel in Solana Beach, room by room.

What Solana Beach homeowners ask us for, room by room. Our Solana Beach project and nearby work are in the gallery below.

Our Solana Beach whole home remodel in the gallery is the template: a 1970s house opened, rewired and refinished to one standard. The beach cottages get the same within their walls, and the coastal permit joins when the exterior changes.

Whole home remodeling

Small cottage kitchens opened to the living room with hardware for salt air; Lomas Santa Fe kitchens behind a wall opened to the family room with an island and a view.

Kitchen remodeling
What a kitchen costs in San Diego in 2026

The one-bath cottage gets a second; the 1970s primary bath trades its tub for a walk-in shower; every bath gets ventilation sized for the marine layer.

Bathroom remodeling

The view assessment, the coastal permit and, on the bluff, the geotechnical report shape every Solana Beach addition. We walk the street for the neighbors' sightlines before the first sketch.

Room additions

State law allows an ADU on a single-family lot, the City permits it, and in the coastal zone reviews it under the coastal rules. A converted garage in the cottage streets, a detached unit on a Lomas Santa Fe lot.

ADUs and conversions

Decks and patios for salt air and the view, with the bluff setback on the coast and the view assessment in mind for anything that rises.

Outdoor living

Many Solana Beach owners have been in their homes for decades. A curbless shower, a no-step entry and wider doors, designed in during a remodel, let them stay.

Solana Beach's ordinance lets neighbors ask the City to review a second story or an addition that could block their view, and the City can require changes. It applies to anything that rises. We design with the neighbors' sightlines in hand, which is how most projects avoid a hearing.

The City of Solana Beach Community Development Department at City Hall. The City runs its own coastal program, so it also issues the Coastal Development Permit when one is required; bluff-top projects involve the Coastal Commission's shoreline rules as well.

A kitchen or bath inside the walls runs three to six months from the first visit. A second story adds the view assessment and the coastal permit and can run a year; a bluff-top project begins with the geotechnical report and runs longer.

Nothing. The in-home design consultation is complimentary anywhere in Solana Beach. A designer comes to your home, listens to what you want to change, takes measurements and photos, and tells you honestly whether we are the right fit for the project.

We do. Permits for Solana Beach homes are issued by the City of Solana Beach. Our design and architectural team drafts the construction documents, a licensed structural engineer stamps them where the scope calls for it, and we submit them and manage the whole process for you. Parts of Solana Beach sit in the coastal zone, which adds a coastal development review to some projects; we plan for it from the first meeting.

Yes. One project in Solana Beach is in our online gallery, along with projects in Del Mar and hundreds more across San Diego County. Your designer can show you work near you at the first meeting.

All of Solana Beach, zip code 92075, and the neighborhoods around it: Del Mar, Cardiff by the Sea, Rancho Santa Fe and Carmel Valley. If your street is not on our list, call us anyway. We serve every city in San Diego County.

A kitchen remodel usually takes about 4 to 8 months from the first consultation to completion. A bathroom typically takes 3 to 5 months. The design and permit phases come first, and construction is the shorter part. Permit review times vary with the City of Solana Beach, and we plan around them.
