Whole home remodels, kitchens, bathrooms, additions and ADUs in San Marcos.
San Elijo Hills, Lake San Marcos and the older neighborhoods near Cal State San Marcos each bring a different house to the table, and a different remodel.
Kaminskiy Design and Remodeling was founded in San Diego by Sergei Kaminskiy in 2005 and is still founder-led. In San Marcos our designers, architectural drafters and project managers take your home from the first sketch to the final walkthrough, on one contract, and we handle the plans and permits with the City of San Marcos. No handoffs, no finger-pointing, no surprises.

San Marcos is a college town with 1960s lakefront and 2000s hillsides. Here is what shapes a remodel.
San Marcos holds Cal State San Marcos and Palomar College, the 1960s and 1970s homes around Lake San Marcos, the 1980s and 1990s tracts off Rancho Santa Fe Road and Twin Oaks Valley, and the 2000s hillside village of San Elijo Hills with its own town center. The City issues its own permits, the newer communities come with homeowner associations, and the hills to the north and west reach into the fire zones. Two of our gallery projects are here, a kitchen and a bathroom, and we serve homeowners across 92069 and 92078.
San Marcos, San Diego County. Our Design Center in Rancho Bernardo is about 20 minutes away off peak; the first meeting is at your home.
San Marcos is its own city, so permits come from the City of San Marcos Development Services Department at the Civic Center, not from the County or the City of San Diego. Most remodels are a building permit with no hearing. Addresses in the unincorporated pockets north of the city use San Marcos mail but go to the County's counter; we check the parcel first.
The drawings, the submittal and the back-and-forth with plan check are ours to handle, not yours.

The homes around Lake San Marcos date from the 1960s and 1970s and sit under the lake community's covenants, which review exterior changes. Interior remodels need nothing from them; a new window, a patio cover or an addition goes to the committee before the City permit. The same pattern holds in San Elijo Hills, Discovery Hills and the newer tracts, each with its own association.
The 1960s and 1970s lakefront and Richland homes are single-story ranches with closed kitchens, small baths and the original systems. The 1990s and 2000s homes of San Elijo Hills and the Rancho Santa Fe Road tracts are two-story, already open, and dated in the finish. Our San Marcos kitchen and bathroom in the gallery are the first kind, brought to today.
The slopes of Twin Oaks Valley, the ridges above San Elijo Hills and the hillsides to the north sit in Cal Fire's higher fire hazard severity zones, and the 2014 Cocos fire burned into the city. Additions and ADUs there are built to the ignition-resistant rules with defensible space; kitchens and baths inside the walls are not affected.
San Marcos is warm enough that a west-facing room bakes in late summer. Insulation and attic ventilation during a remodel, windows chosen for heat gain, and covered patios on the west side pay back every August. California's Title 24 energy code governs the new lighting and windows.
With Cal State San Marcos and Palomar College in town, an ADU often pays its own way. Under state law a single-family lot may add one accessory dwelling unit and one junior unit, the City issues the permit, and the associations can shape the design but not forbid it. The older Richland and Twin Oaks lots take detached units; the newer tracts take garage conversions.
To orient yourself: State Route 78 runs along the south edge, San Marcos Boulevard through the center past the Civic Center and the Creek District, Cal State San Marcos sits on the hill to the south, Palomar College to the west, and San Elijo Hills climbs the ridge beyond. Finishes are chosen at our Design Center in Rancho Bernardo, about 20 minutes away; the first conversation happens at your kitchen table.

Our San Marcos bathroom remodel in the gallery: the small 1970s bath made into a real one, with a walk-in shower and storage where the counter was.
Bathroom remodelingGround-floor additions on the older lots; a room over the garage in the newer tracts within the HOA's rules. In the hills, built to the fire rules.
Room additionsDetached units on the Richland and Twin Oaks lots, garage conversions in the tracts, a tenant from either campus. The City permits them.
ADUs and conversionsShade on the west side, an outdoor kitchen, a fire feature, and on the lake lots a deck toward the water within the community's rules.
Outdoor livingLake San Marcos has many owners who intend to stay. The quiet version of accessibility: no steps at the door, no curb at the shower, no door too narrow.

Read all FAQsThe City of San Marcos Development Services Department at the Civic Center, for addresses inside the city. The unincorporated pockets to the north go to the County; we check the parcel first.
Not work inside the walls. Exterior changes, including windows, patio covers, additions and ADUs, go to the association before the City permit, and we submit to both.
A kitchen or bath inside the walls runs three to six months from the first visit; an addition six to ten, with the association's review where it applies.
Nothing. The in-home design consultation is complimentary anywhere in San Marcos. A designer comes to your home, listens to what you want to change, takes measurements and photos, and tells you honestly whether we are the right fit for the project.
We do. Permits for San Marcos homes are issued by the City of San Marcos. Our design and architectural team drafts the construction documents, a licensed structural engineer stamps them where the scope calls for it, and we submit them and manage the whole process for you.
Yes. Two projects in San Marcos are in our online gallery, along with projects in Carlsbad, Escondido and Vista and hundreds more across San Diego County. Your designer can show you work near you at the first meeting.

A kitchen remodel usually takes about 4 to 8 months from the first consultation to completion. A bathroom typically takes 3 to 5 months. The design and permit phases come first, and construction is the shorter part. Permit review times vary with the City of San Marcos, and we plan around them.
