Kitchen remodeling in Encinitas
The room you live in most, designed around how you use it.
A kitchen remodel is the project most San Diego homeowners start with, and the one that changes daily life the most: storage you can reach, counter space that works, light where you cook, and a layout that opens to the people you cook for.
Kaminskiy Design and Remodeling designs and builds kitchen remodels across San Diego County: layout, cabinetry, permits and construction by one team on one fixed-price contract,. Custom cabinetry, an island that earns its footprint, lighting in layers, an induction cooktop hidden under porcelain, a wall that comes down between the kitchen and the dining room. Our designers, architectural drafters and project managers take your kitchen from the first sketch to the final walkthrough on one contract, with one fixed price before anything is demolished. Founded in San Diego by Sergei Kaminskiy, and still founder-led.
Leucadia, Old Encinitas, Olivenhain and New Encinitas each have their own character, from surf cottages to ranch homes on big lots, and each is a place we have built. Permits for kitchen remodels in Encinitas are issued by the City of Encinitas. Our design and architectural team drafts the construction documents, a licensed structural engineer stamps them where the scope calls for it, and we submit them and manage the whole process for you. Parts of Encinitas sit in the coastal zone, which adds a coastal development review to some projects; we plan for it from the first meeting.

Encinitas kitchens: cottage galleys, tract kitchens and salt air.
Three of our five Encinitas projects are kitchens, and they show the two houses we meet most: the 1950s and 1960s cottage west of the tracks with a galley kitchen and a window at the end, and the 1970s or 1980s New Encinitas tract home with the kitchen behind a wall. The work opens the plan, brings the kitchen to the light, and specifies for the salt air.
The Leucadia and Old Encinitas cottages were built with a narrow kitchen and a dining room next to it. Taking the wall between them usually means a bearing wall, a beam sized by our structural engineer and a building permit from the City of Encinitas. Inside the existing walls the project is exempt from the Coastal Development Permit; a bump-out toward the yard is where the coastal review begins.
In New Encinitas the kitchen is often at the back of the house with a pass-through to the family room. The wall comes down, an island replaces the peninsula, the soffit goes, and the slider to the yard gets bigger. These homes are inland enough that salt is not the concern; wear is, and we specify finishes for a family.
West of the tracks, pulls, hinges and faucets corrode and cabinet finishes soften in the humidity. We recommend marine-grade stainless, a catalyzed cabinet finish, quartz or well-sealed stone, and fiberglass or aluminum-clad windows over the sink. In the older cottages we expect to find galvanized supply lines and plan to replace them while the wall is open.
Surfers who bought the cottage in the 1990s and are finally doing the kitchen; families in New Encinitas and Encinitas Ranch who want the kitchen open to the family room; and Olivenhain owners with the room for a large kitchen and a real pantry. The first meeting is at your kitchen table.
Our three Encinitas kitchens below show the range, from a kitchen refresh to a full remodel. Finishes are chosen at our Design Center in Rancho Bernardo, about 30 minutes off peak.

The Encinitas kitchen remodeling guide
Kitchen remodeling in Encinitas, in detail.
How a kitchen remodel goes in an Encinitas house.
The cottage galley opened to the dining room; the tract kitchen opened to the family room with an island; and in Olivenhain the large kitchen with a working pantry and a view to the yard. The fix is usually a wall and an island, not more square footage.
Near the coast: marine-grade hardware, catalyzed finishes, sealed stone and clad windows. Inland: durability for a family. We tell you which rules apply to your street.
A 1960s cottage often has a 100-amp panel; a 1980s tract home 200. Induction, a wall oven and under-cabinet lighting each want a circuit, and California's Title 24 code governs the fixtures. We size the panel with the appliance list.
A City of Encinitas building permit, exempt from the coastal permit inside the walls. Four to eight months from the first visit to a finished kitchen. A bathroom in the same project shares the permit and the crew.

We do.
Usually not. A kitchen inside the existing walls needs only a building permit from the City of Encinitas. Moving an exterior wall or adding floor area west of Interstate 5 is where the coastal review begins, and we tell you at the first meeting which applies.
About four to eight months from the first visit to the finished kitchen, with design and permits first. A project that adds floor area in the coastal zone runs longer.
Marine-grade stainless for pulls, hinges and faucets, a catalyzed cabinet finish, quartz or sealed stone counters, and fiberglass or aluminum-clad windows. A mile inland the standard family-grade finishes are fine.
It depends on the size of the kitchen, how much of the layout changes, and the cabinetry, counters and appliances you choose. San Diego kitchens run from tens of thousands of dollars to well into six figures, and cabinetry is usually the largest line. What we promise is a fixed price in writing before anything is demolished: at the design and bid presentation you see every line of the scope, the contract and the schedule together. The kitchen cost calculator on this page gives an honest range in about sixty seconds.
Usually, yes. New cabinets and counters alone generally do not need one, but plumbing, electrical, gas and structural changes do, and most real kitchen remodels touch at least one of those. We draw the plans, submit them to the city or the county, and schedule the inspections, so the permits are never your problem.
It varies with the scope and the neighborhood. National figures put the return as low as half of the budget, while higher-end kitchen remodels in homes on the Pacific coast have returned upwards of 93 percent. An updated kitchen is also the first thing most San Diego buyers look at. The bigger return is daily: a kitchen that works the way you cook and gather.
Cabinetry, almost always. It is the largest material line and the most labor to install well: every box has to be level, flush and strong enough for what goes inside it. Professional-grade appliances and natural stone are the next two lines that move a budget. Our designers show you where a dollar changes the look and where it does not.
Not the kitchen itself. From demolition to the final cleanup the room is a job site. Most families set up a temporary kitchen in the dining room or the garage with the refrigerator, a microwave and a countertop cooktop, and we help you plan it at the pre-construction meeting, before the start date goes on the calendar.
