A whole home remodel is any project that redesigns more than one room as a single plan, from a primary suite and the bathrooms beside it to the entire floor plan, inside and out.

Kaminskiy designs and builds whole home remodels across San Diego County: one plan, one permit set and one contract for every room,. A kitchen that opens to the dining room, bathrooms that match, a primary suite where two closets used to be, a second story over a one-story bungalow. Our designers, architectural drafters and project managers plan every room together, so the materials match, the permits are pulled once and the home reads as one home instead of a collection of projects. Founded in San Diego by Sergei Kaminskiy, and still founder-led.

Rancho Bernardo is home ground: the Kaminskiy Design Center sits in 92128, and the 1970s and 1980s homes of Bernardo Heights, Westwood and Seven Oaks are some of the ones we remodel most. Permits for whole home remodels in Rancho Bernardo are issued by the City of San Diego. Our design and architectural team drafts the construction documents, a licensed structural engineer stamps them where the scope calls for it, and we submit them and manage the whole process for you.

Whole home remodels in Rancho Bernardo

A whole home remodel in Rancho Bernardo: the 1970s single story, done once.

Our Rancho Bernardo bright whole home remodel in the gallery is the template: a 1970s single story with low ceilings, a closed kitchen, small baths and a yard the plan ignored, opened up and rebuilt in one project. The structure stays; the plan, the systems and the light change; and the house becomes the one its owners can stay in.

The wall between kitchen and family room comes down, the main rooms vault into the attic where the framing allows, the formal living room joins the rest of the house, and wide openings replace the old sliders. Our structural engineer sizes the beams; the City of San Diego permits the work; the HOA sees only the exterior changes.

A 100-amp panel, galvanized water lines, a furnace past its life and single-pane windows. A whole home remodel replaces them while the walls are open, adds insulation and attic ventilation for the inland heat, and brings the lighting to California's Title 24 code.

On the canyon edges and in the areas the 2007 fire reached, the remodel is the time to bring the house to the ignition-resistant rules: vents, eaves, windows and roof. Cheaper while the house is open, and worth it to the insurer.

Owners who have been in the house since the 1980s and want it done once before they retire into it; families who bought an original plan for the street and the schools; and buyers finishing the house before they move in. One contract, the price in writing before demolition, and our Design Center five minutes away.

Finishes are chosen at our Design Center on World Trade Drive, five minutes away; the first meeting is at your home.

The Rancho Bernardo whole home remodeling guide

Whole home remodeling in Rancho Bernardo, in detail.

How a whole home remodel goes in a Rancho Bernardo house.

Ceilings, the kitchen wall, the baths, the floors, windows and sliders, the lighting plan and every system. The house ends up facing its yard.

A no-step entry, a curbless shower, wider doors and a first-floor plan that works for decades, built in without looking like it.

A single story is hard to phase; many Rancho Bernardo families stay with a neighbor or a child for the heavy months. We talk it through before the contract.

A City of San Diego building permit, HOA review for the exterior, the 45-year review where it applies. Six to twelve months from the first visit to completion. An addition in the same project is designed and permitted with it.

Nothing. The in-home design consultation is complimentary anywhere in Rancho Bernardo. A designer comes to your home, listens to what you want to change, takes measurements and photos, and tells you honestly whether we are the right fit for the project.

We do. Permits for whole home remodels in Rancho Bernardo are issued by the City of San Diego. Our design and architectural team drafts the construction documents, a licensed structural engineer stamps them where the scope calls for it, and we submit them and manage the whole process for you.

Often, yes. Many 1970s single stories have an attic the main rooms can vault into. Our structural engineer checks the roof framing, and it is one of the changes that transforms the house most.

Six to twelve months from the first visit to completion, depending on scope. Design and the City permit come first.

Yes, and most of our Rancho Bernardo whole home clients ask for exactly that: a no-step entry, a curbless shower, wider doors and better light, designed in so nothing reads as medical.

Any project that redesigns more than one room as a single plan. That can be a primary suite and the two bathrooms beside it, the whole first floor, or every room inside and out, including a second story. The scope is yours to set. What makes it a whole home remodel is that the rooms are designed together, so the materials, the layout and the schedule all belong to one plan.

It depends on the size and age of the home, how many walls move, and whether plumbing, electrical or structure change. Finish level matters too. What we promise is a fixed price in writing before anything is demolished: at the design and bid presentation you see every line of the scope, the contract and the schedule together. Our kitchen and bathroom cost calculators on this page give honest ranges for the two rooms that usually set the budget.

Sometimes, and we plan for it either way. Smaller scopes can be built in a sequence that keeps a kitchen or a bathroom working. Larger ones are usually easier, faster and cleaner with the home empty. We talk through temporary arrangements with you before the start date goes on the calendar, never after.

Yes. The plan is drawn once, as one home, and can be built in phases as budget and life allow. Because the design, the materials and the permit set already exist, each phase matches the last. We wrote a guide to phasing a whole home remodel in San Diego, linked below the questions.

No. Our designers and architectural drafters create the plans, a licensed structural engineer stamps them where the scope calls for it, and the same company builds from those drawings. There is no handoff between a design firm and a contractor, and nothing falls into the gap between them.
